Thanks for responding to the friend request on the GoHaynesville site.

I am very happy to have found this networking site, as it has given my wife and I some very valuable insight into what is going on in Northeast Texas and NW Louisiana with respect to the Haynesville Shale and O&G info in general.

My wife has recently been contacted by landmen in the area regarding mineral rights in NW Shelby County on some land that was originally held by her grandparents and then passed on to her (now-decessed) parents.

Looks like her family retained a 50% interest in the mineral rights to that property when the land was sold in the late 70's.

From this site I have found about about the RR Commission site and I have been also been able to find much information online from the Shelby County Clerks office.

All very helpful information, but it looks like a trip down Center, TX is store so I can get more information on the actual titles at the Clerks office.

In any event, I am thankful to have found this site and to have read through many of the discussions in Shelby County group to get a feel for what is happening there.

Good thing, because before finding out more about the potential value of those minerals - the initial (very low-ball) offer was sounding good.

Allen, I suggest that you should also check out what offers are being made across the lake from you in Sabine Parish.

The operators have made notoriously smaller offers in Texas as opposed to La. and I am disturbed that the many absentee landowners not aware of what took place last year are supporting the trend by accepting low offers. Just my opinion. Regardless of what bonus you take, 25% is pretty much the accepted "norm" for gas wells now.

Allen, This well was reported by XTO in E. Tx. Drilling Report today. It is in your survey.

XTO Energy completed the Parker-Hagler Well No. 1 in a wildcat field to 12,641 feet 7.6 miles southeast of Center. On a 28/64-inch choke the well potentialed 893,000 cubic feet of gas.

Allen, The well you referenced is a tract well (one owner-Temple) which now belongs to Devon. They have been leasing in that area.
You can do one or two things... 1)Run the title back on your land (do it yourself or pay someone to run it for you) and see if there are any oil & gas leases which might effect mineral title or 2) call Ben Daniels (DJ Energy) @ 936-348-8646. They are the leasing agent for Devon in the area. You will have to leave a v-mail. Tell him your name, the survey/abstract # and how many acres in the tract and that you are the new owner, and ask him to call you back. If they have an interest in that survey he will call you back. If they don't, he may not.

Not sure which numbers those are! The property references on county records? I know the Google Earth coordinates are 31 40,09,72 N by 94 08,36.91 W. That is in Shelbi Co almost half way between Center and San Augustine less than a mile from Hwy 96, just yards past the dead end of CR 1010. The appraisal district show it as A-0726 Tutt Clem Sur Blk 0 Tract 50

Yes that is good advice. When you go looking for someone to lease to, the general concensus is that you will be given a really low initial offer. Don't take it. You can usually get 3-5 times more than that first offer. When they come looking for you the initial offer is always lowest but they are more inclined to negotiate higher if they are already interested in leasing you. What survey/abstract is your land in? I can look and see if there is any drilling in the area.
