I own property in bossier parish Louisiana, and i am out of state. I am interested in selling my timber off of the 10 acres i own there. Do anyone out there know the recent timber prices,and a good timber company to deal with. I contacted one timber company out of shrevport they seemed to be interested and said this summer would be a good time to clear the land. Can anyone with knowledge tell me what they should be paying per acre for timber.

Hard to say as to the price without knowing the type of timber and the relative age. If you want to ensure a good price though I would suggest having it appraised by a professional forester.

I can say that prices have been weak for over a year now.
We are from out of state and inherited property that included timber. After doing quite a bit of searching we ended up working through a Forester we use in Ohio. We hired Willis Wilburn, Pawn Storm Services - a LA Tech Graduate who used to work for Weyerhauser and now cruises and quotes timber. Last time we talked to him, his telephone number was (318) 755-2256 email http://www.pawnstormservices@hotmail.com.

He visited the property,measured the current stand and made written recommendations for the optimum yield and harvest ie net income potential.

He actually recommended at the time that we wait 4-6 years - which we are doing. But also was willing to make other recommendations if we did not want to wait that long.

There are a number of good foresters in the local industry, but the person I use and trust is Randy Kimble, with Timber King. Phone no. 318-453-5593.
Another forester with who is very reputable and has been in business forever is
Crawford Forestry Group, 318.797.1546, Sam Crawford and he has other foresters working with him.
My family has also used Crawford Forestry Group for many years. They are a reputable company and I am also living out of state. Ask for Sean McKay, he's been great to work with.

The price of your timber can not be given on this site. Because no one has seen it, cruised it, or evaluated its potential value. Like everyone else has said, consult with a reputable forester in your area.
There are actually some pretty good web sites for calculating the price of your timber, but you have to be able to measure and count trees and do some extrapolation to get a ROUGH idea. One thing I would say is to talk to some KNOWLEDGEABLE people about it. I know first hand that there are different offers from different companies and individuals. Just like any other business, there are good ones and bad ones. I talked to three different individuals who turned out to be the cousin of his uncle of his brother-in-law of each others wives-to put it politely. They all were in the same business and knew what each other was offering. LOL
I was finally able to ask an old friend of the family who knew what it was really worth.
BEWARE. Get quotes from at least 3 companies or individuals.Have an ironclad contract and enforce it. I recently got burned when I sold some timber in Webster Parish. I had dealt with this guy 5 years ago and was pleased. Now I am hiring a lawyer to sue him over last sale.Ask about their accreditations. Consider holding off selling until prices improve, if you can. Consult a forester with LA Department of Forestry to check out individuals or companies. Several years ago I sold to Williamette and was very pleased with them.
GOOD LUCK! There are a lot of good ones and lot of bad ones out there. Just like any other businesses. Unless you have some pretty good timber you may not find too many who will be intersted in 10 acres, unless they have another job nearby.
Make sure your quotes are from 3-4 "reputable" companies or individuals. Unfortunately, some of the buyers, as "herman" alluded to, are way to cozy with one another and will actually gang-up on an innocent landowner.

A common mistake many a landowner will make, is to base today's expectations on what they were told the timber was worth a few years back, when the stand of trees was a lot younger, worth only pulpwood prices, perhaps. In other words, if you were offered $3,000 for it six years ago, and someone offers you $10,000 today, that sounds great. It could be that the original offer was way too low in the first place, and that the timber has grown into the small log category. The current offer of $10,000 might not be that good, after all.

Currently, prices for pine pulpwood are very good, hardwood pulpwood excellent, and pine logs
poor.

Do not assume anything! Do a little homework and spend a little of that money on a lawyer to draw-up or to approve a contract.

without some knowledge of the age and quality of the trees, it is difficult to comment specifically. in general i believe for a tax deductible expense of less than $500, one could acquire a formal written appraisal of the timber. this appraisal would give the owner an inventory of the trees and would make the owner better informed when making the sell. this would also allow the owner to estimate the value of the timber in todays market. i would use someone from out of town to minimize the good ol' boy effect. there are lots of good foresters in the arklatex. lots of retired and laid-off corporate foresters doing there own thing now.
