Our previous lease just expired and option was not taken.  Is there a waiting period before records show it is now available and do we wait to be contacted or attempt to contact for ourselves?  There are over 10 wells drilled within approx 5 mi radius of our land on Hwy 147 7 mi south of S'ville so we were stumped as to why option not exercised since bonus was minimal.  Now what?

Are you sure you have not been included in a well unit? There would be no need to exercise the option if you are HBP by a drilled (or, still being drilled) well. The well doesn't have to be flowing gas when the lease expiration date passes to effectively hold all of the acreage included in the unit. XTO has been very active on the Hunt acreage acquired in Shelby County. If you will post the survey I can look at the wells in that area. Or, maybe you should call XTO since they own the Hunt leases now. If they did let your lease slip through the cracks they might be interested in a new lease...
T H Lester survey, abst. 434; I don't know if a well unit drilled, being drilled, etc. and am so new at this end of it, I don't know how to find out. Would appreciate any and all help. Hunt was contacted about exercising option and they said they would not exercise any options in this area. Thx
When did your lease expire? We had the same problem ..... Hunt did not exercise the options of releasing our lease. Not sure what to do now.....sit and wait I guess and hope someone picks us up.....Anyone out there have any ideas????
Not so sure that XTO has been very active on the Hunt acreage acquired in Shelby County.....it appears that they have moved into nearby Counties. Would like to know who we contact concerning a new lease with XTO since our original lease was with HUNT. Not very good communications coming from either Hunt or XTO....I feel like we have been left out in the dark and we are not sure what our options at this point are.....our lease did expire with no renewal of our lease. Any ideas of what to do now....I think that we are in a very good spot in Shelby County....at least that's what the original belief was back in 2007......not sure why things changed(if they did change from 2007-- until 2010). As far as I know nothing has changed on my property unless there has been something going on that I'm not aware of.....land looks the same on top; should look and be the same underground, don't you think???? Just wondering how things could change so drastically from you'll be sitting nicely by late 2007 ---to there will be no renewal of your lease.....what a disappointment and let down that was. Any ideas would be deeply appreciated.
teacher, our lease expired a few days ago. We contacted our agent who called Hunt and then told us no new lease. XTO has several wells already drilled on 147, but I haven't tried to contact them yet. Did call and left mssg w/ Paloma asking for info, but have not reced call back. If I hear from anyone (except the guy who wants to buy mineral rights) I'll post on here.
Thanks, we just recently got our "Release" papers saying that Hunt would not be "renewing our lease". Not sure whether XTO will be interested or not? Certainly wish that they would. Haven't heard anything from them. Our lease expired in July. Yes, please let me know if you hear anything from the Shelby County area.
Where is your lease located? It took them 3 mos to send papers? If Hunt sold leases to XTO, wouldn't the release papers come from XTO? I am so confused and up till now I thought I had a fair amount of intelligence...Will definatley keep you updated. Good luck!
If you didn't receive a check or papers before your lease expired then the lease is done. Now you should contact the company that you had signed the lease with and ask for a release of lease to be filed. This is a paper that is filed at the court house saying the property is not in a lease any more. Then you should set back and wait for the oil and gas prices go back up. Then another company will contact you once they want to drill in your area again. I would not go hunting for someone to sign a lease with. This makes you look like you need money and they will not give you what the going rate is in your area. You are lucky that the company you are with didn't drill a small well and then hold you property under a production clause. Now you have the chance to make more money with signing a new lease. Right now is not the time to sign any lease an less they are going to pay you a good rate. Because this is an election year and we have a crappy president that has screwed everything up so far, I think you will see most companies setting on the side lines for the next 6 months to see what is going to happen.
Well stated! I agree that we probably need to sit tight for the time being. Too many Shelby Co. wells are drilled and waiting for completion or are shut in. Also, I suspect many are being choked back.
