what is that exactly Cathy??? I will be the first to admit I don't know much, learning but still hazy on the whole thing What do you think of more royalties?? Think it's fair considering the advantage they have to just offer??
This is one item I was able to get into my lease. I did only get 22.5% though. I leased @ $200 per acre for 275 acres. I HOPE THAT NO COST CLAUSE DOESN'T MAKE THEM GO OUT OF BUSINESS.
Please review Cassi's Mineral lease. It has all of the clauses that you want.
Try this for your "no deductions clause", it is kind of long but I think it covers it.

As a condition of Lessor entering into this lease with Lessee, Lessee in computing Lessor’s royalty shall not deduct the cost of treating, gathering, transporting, dehydrating, compressing, extracting, processing, manufacturing, marketing, improving, or any other cost, whether similar or dissimilar to those enumerated. It is clearly understood that Lessor shall be entitle to look only to Lessee for payment of its royalty and shall not be required to deal with purchases of hydrocarbons produced from the leased premises or any other third party. Under no circumstances shall Lessor, in order to obtain payment of the royalties due it hereunder, ever be required to execute a division order or other document that in any way amends, alters or changes any provision of this lease.

that sounds like a very strongly worded clause. i need to go to amazon and order me the "oil and gas book for dummies"; i saw this book does exist somewhere. thank you for the information you have and are providing.

A really good website for everyone to take the Oil & Gas 101 For Dummies (been there, still there) that is really helpful is www.gas-lease.org. Here you can get a glossary of terms, and an oil and gas lease contract checklist. In the glossary of terms, you can find out about a lot of these clauses. Donna

That must be the no cost royalty agreement Cathy spoke of.. How does a community so large as us all get to be able to say we'd like more royalties PLEASE??? I really don't think 33% is unfair Request across the board?? Straight to the O&G co's I'm sure some if not all will laugh at it Maybe need to make it a TOPIC see how much response it gets this one sure gets it!! I mean look at the increase in monthly payments it would bring - plus factor in that with so much natrual gas the wellhead price may fall thus lowering your monthly income anyway...with a higher royalty %age you could actually even out somewhere..

Chesapeake gave a presentation for its update to investors for the month of July and was discussing their Joint Venture with Plains Exploration (PXP). This is a direct quote from that presentation:

"CHK received $1.65 billion in cash ($15,000 per net acre) at closing and will receive up to an additional $1.65 billion ($15,000 per net acre) through PXP funding"

I think Chesapeake put a value of our leases at$30,000 per acre when they sold a portion to Plains Exploration.
