I recently received a lease offer on some Shelby County land I hold the mineral rights to and was disappointed in the initial offer of $300/Acre and a 1/6 share. Has anyone heard of other offers that are better? It is in the Carson-Neva Survey area.

Ask for 1/4 as far as bonuses go i don;t know in your area
Current active leases on our family holdings
Shelby County - 1200 acres @ $2300/Acre with 25% (2 year lease)
San Augustine County - 2300 acres @ $1800/Acre with 25% (3 year lease)*
Panola County - 24 acres @ $2500/Acre with 25% (2 year lease)*
Rusk County - 54 acres @ $2200/Acre with 25% (3 year lease - 2 year renew)
Sabine County - 75 acres @ $2500/Acre with 25% (2 year lease - 1 year renew)*
Nacogdoches County - 28 acres @ $3200/Acre with 20% (1 year lease)* with two active wells now paying royalty (at last!)
Angelina County - 640 acres
Panola County - 1600 acres
San Augustine County - 2800 acres
Rusk County - 111 acres
We now understand lease owner is drilling four other wells in coming year. Per lease agreements, we cannot disclose who they are, but the language of the contracts are for HS/LBS/MBS plays*. Several of these have been drilled in the past and classified as dry or capped due to low output(?) back in 60's and 70's. With the new techniques like Horizontal Multi-Stage Frac Drilling we are seeing renewed activity and leasing interest.
The family is hoping for the "big one" this time... for us and everyone else!

'course I am so far down the inheritance food chain... my share of all of the bonuses haven't added up to enough to yell, "Yippee!" .... and my royalties share of the two active wells is a whopping $82.03 per month (only two months so far).... but I am optimistic.... "for all of us!!"

$83 a month can buy some mighty fine pork chops. We have no royalties so we are still eating dog food at my house. At least, that is what Mr. Cathaus says my cooking tastes like!
Don't get me wrong... That's why my little "smily guy" on here.... a buck is a buck and a free buck is even better! As for my monies, they have all been going to my "fishing & hunting fund" for more gear and hopefully a few more trips up to Alaska. At the present rate, it will take a whole lot of wells to let me retire or anything.... but like everyone on here.... I am a hoping!!!!! The pork chops are good, but fresh fish are better.... especially washed down with a ice cold Alaskan pale ale

My brother just leased 20 acres for $5,000/acre. I have been offered $1,000/acre on 4 acres, but just learned that I only own half the mineral rights! We live in the Antioch/James community of Shelby County, Texas, just outside of Center, TX.
Is the Antioch/James community on the NW side of Center? That is where my property lies; it was my Great-grandfather's farm. Who offered you the $1,000/acre?

We just leased another section to O'Brien (O'Benco) Energy over in Nacodoches County.
No restrictions in the lease agreement stating non-disclosure of purchaser
And other small holding right on the Shelby/San Augustine line
Purshaser name restricted by the lease agreement
Can you give a hint?
They are one of the one's that keep being mentioned on these forums as a major player in the area.... and have producing wells in both Shelby and San Augustine and drilling into Haynesville sandstone, lower Bossier and middle Bossier shales.
