Carol: You will need to go to the clerk of court to find the lease on your place. Chesapeake partially assigned leases Jan , 2007. You can find that info in the clerk records in Book 1394, pg 450 ff. Leases are listed and where they can be found. You probably are in the se/2 of the se of sec 15 or sw/4 of se (neither may not be correct). These leases go back as far as 1922. I live in Cane Bend and have spent considerable time investigating my situation. Hope this helps.
Hi Jim,
Do you presently receive any royalties from your property in Cane Bend?
Parker:
I do not presently receive any royalties. I have owned property in Cane Bend since 1978. Section 15 has had several wells over the years, some still producing. There has been a period of over 10 years that no production has been in my "unit". Units started at 40 acres and has changed several times over the years and recently went to 640 acres - but after the 10 year period. My question is since no production has been in my unit for 10 years, am I being denied royalty? I have spent considerable time at the clerk of courts office and on Sonris - document images; and still going. At some point I probably will engage an o&g lawyer unless I find a smoking gun otherwise.
To Parker,
So what you are saying is that when the lease was done in the 1930's it was for only 40 acres and that if nothing has been produced in that 40 acres in a 10yr period the rights go back to the owner. But that recently the unit was changed to 640 acres. As far as I know the 3 wells in this section aren't close to me. This is so confusing to me. Do you think the landmen know if we have rights or are they just as confused. It sounds like it could take a long time to find out plus having to hire o&g lawyer. Are the other neighbors in our section checking into this. I don't have a lot of neighbors and the 1 I talked to just said she doesn't have her rights and hasn't since she built here. Where should I go from here?
Since you are in my section would we fall into the same lease? I was told that this section has been under lease since the 1930's. La office of conservation told me that. I didn't know anything about leases in 2007. Are any of your neighbors looking into this? I just don't know what to do. My neighbors just said that they don't have their rights and I don't think they are checking on anything.
If your minerals were previously reserved and held by production, all minerals are held by the production (including all zones).

I do not know whether your property is or is not held by production. But if minerals are owned by someone else they own all zones.
You would have to run title from at least 10 years before the wells began production.
My family and I are in Township 17N Range 12W Section 21 (rural S/B). We own mineral rights to 1.45 acres and haven't signed as of yet. We have received offers going back as far as Dec 07 and are still waiting.

I wish that there was an easier way to find out who is left in my section that hasn't signed. Thought about putting a sign in my neighborhood and on Sligo but really don't want my phone to ring at all hours of the day and night. Of course, that would only happen if there were many un-leased mineral owners left which based on folks that I have spoken too, isn't the case. O&G hit our area hard over the past year, prior to any public announcements regarding the shale and its potential.
I am in Township 17 Range 12 and Section 28. I have recieved one offer and it was $5500/acre plus 25% royalty and that was after I called them. I am waiting to hear a decent offer from somebody.
I am in Sect 30, T17N-R11W. Spoke with Chesapeake this morning, he said a rep for Twin Cities was supposed to be working his/her way around the Township 17 area.
We live around the Pine Cove Marina area. Quiet neighborhood with 1/2 to 1 1/2 acre lots. No contacts yet.
Jim,
Please look at info on this about Cane Bend.
I live off of Caplis-Sligo. Do you anything about the mineral rights in that area?
