<p>Hey, so back in 2007 some friends leased some surface rights. It was ag land the family had been considering developing for a long time and it was already surrounded by subdivisions and retail. Anyhow, they leased them a large parcel, over ten acres, with the right to drill a couple a well and use the rest for offices and an equipment yard. That seems to have worked out fine.</p>
<p>So, now they come back and want to add a bunch of new more wells. They say they are going to be directional…</p>

It sounds like it could be a money maker for a lot of people in the area, and that is a good thing.</p>
<p>But my question is what in the world are these surface rights worth in today's market? I know they will eventually get an attorney involved, but has anyone else had this sort of offer? </p>

The buyer's relator executed an addendum to clarify and explained that Line 31, zero percent mineral rights. The seller refused to sign. Since the initial agreement was executed with the percent to reserve or own blank. Does the empty blank indicate zero percent mineral rights will be reserved or owned…</p>

This is not a company too broke to meet its obligations. In a year end presentation to financiers, they announced over one billion dollars in revenue. If you've experienced problems with Halcon or other oil companies, please let me know. I'm reaching out of MS officials (Gov and Senators) asking for assistance in protecting our property rights. </p>

I signed up because I knew it would benefit those with small acreage as well as those who own large acreage. My neighbors are in shock and most folks are embarrassed that their checks aren't more lucrative after receiving their initial payments of thousands of dollars, now we all get hardly anything. I was never notified or given the opportunity to participate. There are several other working interest partners who were not notified. Are we to assume we are gettig a free ride? We just received a division order but we are hesitant to sign the order until we are certain we are not unwittingly giving rights away? Does anyone have knowledge of such…</p>

<p>I have a partial depth lease is in a LDOC unit. I am receiving royalties for a well the lessee drilled a few years ago in the unit (not on my tract). A few days before spudding a new deeper well in my unit (not on my tract), the lessee made effective a release of its interest in my lease but <u>only insofar as the lease covers the proposed new well’s wellbore</u>. Actually, it was 2.5 months after the proposed new well was spudded that the release was executed and subsequently recorded, but it was backdated to be effective prior to spudding.</p>
<p>I suspect the wellbore release may have been intended to overcome ownership variances between zones thereby allowing commingling of production from all zones.</p>
<p>The lessee thereby cut me out of the producing new well and deemed me a working interest owner. Until the well pays out (if it ever does), he effectively has use of production revenue that would have been paid to me as royalty for the leased depths of the well.</p>

<p>A quick question.... I hear everyone on this site say that drilling interrupts prescription. But the mineral code (RS 31:29) is a bit vague on what actually interrupts prescription. It says prescription is interrupted by "good faith operations for the discovery and production of minerals."</p>
<p>So my question is this: Does pad construction constitute "good faith operations?" In other words, if the pad is being built prior to the 10-year…</p>
