Anyone know Aethon's lease terms for Ashland Field 13N 7W 18 and 19

Aethon has proposed three HA cross unit laterals for 13N 7W 18 and 19 in the Ashland Field in Natchitoches Parish.

The state hearing date is June 8th.

Does anyone know what lease terms Aethon has been offering to landowners or what the lease terms were which the earlier operators had offered and which Aethon bought out?

Anyone want to offer advice on a bonus amount per acre and the going royalty rate for un-leased land in sections 18 and 19.

For those with modest mineral acres, the typical lease terms for the last few years in that part of the play has been $1000 and a one fifth royalty.  I am familiar with a recent lease that was for $1500 and a 26% royalty.  So for those that by acreage size, location and/or potential surface use have a strong negotiating position, something beyond the typical is a possibility.

I am also aware of some mineral owners who demanded more than the typical and were passed over and rendered a UMI.  It pays to understand your negotiating leverage....or lack thereof.

Okay. I'll take your advice and not delete it. Me, I was quite surprised that Aethon was so aggressive (i.e., 3 CUL) in this step-out. That billion-dollar company doesn't play around. I hope they know what they're doing and proceed with their plans. Ashland could us a shot in the arm (ahem). 

Ashland mineral interests deserve another bite at the apple.  The play has matured as have the ability of the operators to drill and complete better wells.  A number of once peripheral portions of the fairway have been rendered economic in the last couple of years by way of current version well designs.

Anyone know how the June 8th DNR hearing went on these 3 CULs? Doesn't the state pretty much just rubber-stamp these types of drilling proposals?

Rejections are extremely rare and I have not seen one in years.  So, yes, basically a rubber stamp.  In the early HA land rush there were some applications rejected but only when there was a dispute between two operating companies both holding leases in the same section.  Both wanted to be approved as the unit operator.  The approved application will result in a Field Order that will be entered in the SONRIS database. That can take a week or two to show up.

Thanks, Skip. As best as I can tell, the family acreage in an undivided larger tract of land and the associated minerals that are owned by my relatives is not under lease. They're still waiting to hear from an Aethon landman.
