<p>I recently leased a 3 acre tract in 15n 14w sec 29 for $2000 acre and 22.5% cost free royalty. I am satisfied with that but have heard of higher amount being discussed on a larger over 30 acre tract. Although previously leased many folks in this section were able to lease again due to lack of production and no shut in payments.</p>

<p>Ben, I think you misunderstood. Although any royalty percentage is a possibility, I've never heard of 19%. There are a number of common royalty fractions traditionally used in O&G leases. The one that I think he was referring to is three-sixteenths which is 18.75%.</p>

In so doing they accepted onerous terms effecting their royalty recipients and unleased mineral owners. Guaranteed volumes (MVC) with a penalty for anything less and a guaranteed minimum profit for the buyer. The courts should have thrown that sale out but we keep electing judges here in Louisiana that are…</p>

We're about to do it again in the Second Circuit Court of Appeals. That court has made more O&G case law in the last thirteen years than all other appellate courts in the state combined because the second circuit covers NW LA and the Haynesville Shale.</p>

<p>We do not receive a large amount of Royalties from either, however our Royalty Checks from Chesapeake are half of the other, supposably due to Production and Transportation Cost. Add to this that several times we did not receive our Checks for several months from Chesapeake... and suffered…</p>
