I see where several interested people are asking about the minerial rights out in Toledp Bend Reservoir. All previous landowners retained the mineral right under their propety when the state bought the land for the lake. I worked for SRA for 21 years and I am positive about this.

survey. My land is west of Noble AKA 1646 Russell Loop. I met with Carol Tresclair with Comstock yesterday &b signed the permit for the siesmic survy. They paid me $25 per acre. I also met David Schoeffler who is the project manager. They both were super nice and answered a lot of questions. Per them Comstock is a very solid company with no debt and plenty of money. They are very hot on this area and plan to drill pendingthet survey. This area has a lot of faults and the survey will give them the information on how to approach the a.ctivity. David said I was in a very good position to get a well and would be able to lease again even before my present lease expires because Monet is not going to drill because of the time left on the leaqse is not enough to get all the necessary permits etc. Keith if you need the phone numbers I will give them to you.

Can someone please let me know of a web site or other help that will show me exactly where this section is. I want to use it along with this web site to see where wells are located that might be near this section.

The best site to look things up is www.sonris.com. This is the state's database of all wells and drilling. Your section, 36-10-11 has not yet been unitized. But SWEPI, Encana, and Chesapeake have units proposed in your area. The nearest well is the old Murray 31 in 31-10-11. This is not indicative of what a horizontal well in your area would produce.
The best well to watch is Encana's well in 4-9-11. This is sonris #239985. Drilling began in October and is not complete.

I have land in Many LA it's section 35-7-11. At one time there were wells there drilling in the 50's maybe. who would know if they are going around that area? Who would i need to ask???
There is talk of a proposed well in sec. 20-7n-11w, which is a couple of miles west of Many off the Shut-Eye Rd. (See Pre-Application Notice, this network). That well will be within 3 miles of your land. Sit tight... things are starting to boom around you.
has anyone heard of anything going on in sec 27, t9n, r14w. I have heir property there underwater---(it went to court and mineral rights were kept by the family). Is there a way of some family members handling this business without others being aware---(its not like i can't be contacted)--just wondering if there is a way to be left out (of the loop) when i have the same rights to the property as the rest of the family (not immediate family)
DE. Eagle Oil & Gas has a unit that includes Section 27. It is a combination of sections 26/27/28/29. If the public records on file with the Sabine Parish Clerk of Court have conveyance records that clearly establish your ownership interest, Eagle, or whatever company may end up developing those sections, will find you and offer you a lease. Family members may lease or sell their interest without obligation to contact you. The company planning to drill or the land company they employee will contact you. You can check the public records for Sabine Parish and make sure that documents establishing your ownership are indeed on file.
Has anyone had any dealings of putting a pad on one section and drilling into the one next to it. I would like any information on this. Money amounts, ect.

Seems like they drilled some core sample wells in the South end of Sabine a few years ago. I think I read at some point something about them testing the Eagle Ford with these wells. They plugged these wells and sounded like they may come back when they thought they could make it commercial.

Could also be wildcatters but the $500 per acre seems a bit high for them. Would need more info like Section number and primary term for the lease. I know the area very well because I was leasing there when the shalers came in. I was working for wildcatters at that time. I miss those days before the shale.
Never heard of the company. There is a Blanchard Land LLC registered with the Secretary of State but they haven't maintained their reports to the state. The term, 3/2, is pretty standard. The 3/16th royalty is low but that is what investors are looking for/betting on, the future royalty from wells. If they assign your 3/16 royalty lease for 1/4 royalty they effectively get a 6.25% royalty and you get the rest, 18.75%. Unless they have inside information, which by the way is generally pretty rare, they are betting on some company being willing to drill one or more wells including your minerals in the next five years. IMO that's not a sure bet by a long shot but that's what makes the O&G business high risk/high reward.

The landman was told that last time we were paid $6000/acre & 25%. No wells were ever drilled and the leases have since expired. The landman asked what it would take and was told $2000/acre & 25% would probably do it. No reply to that response. We are thinking that this company is trying to get a jump on the action to come. Now the waiting game begins.
I don't see any action to come unless you are talking years from now. Even then $2K and a quarter royalty may not be possible. $6K and a quarter was early Haynesville Shale days terms. Those have been history for five years. Don't base what is acceptable in the way of lease terms on those offers. You'll never get a lease.

Am leaning towards waiting a while. If some gas company is planning to move into this area, maybe they will make a slightly better offer and I can eliminate the middle man. I don't think it would make much difference either way. I know the offer is based on speculation of rising gas prices. I could take the offer or roll the dice and wait. My decision could come down to coin toss. I'm just thinking out loud but it would be interesting to hear anyone's thoughts about the situation....
