    Dion, I appreciate your very informative response. I certainly want to be as fair as possible with my friend and neighbor of close to 40 years. The only offer to purchase mineral rights ( not sure about royalty rights) that I have learned of in my township was an offer of $60,000 for five acres. It was turned down. Are mineral rights worth more than royalty rights?? There are no wells in our section yet that I can base some kind of offer on. I would like to help her if I can. Thanks for any help you can give me.
