    Gatorguy, we received $800/acre. We received 25% royalties. We asked about people outside of our neighborhood getting more and they had an answer for everything. We were told that "THEY" (which we took to mean anyone making offers) were just not offering anything over $800. They said most were not getting anymore than $500. But I did find they they gave atleast two others in my neighborhood $1500 an acre (one around the same day we signed). I know people in Desoto who received $7500/acre, but not sure from who. Also I know that people less than a mile down the street from me received (from Petrohawk) $10,500/acre. I have a friend in Timberline Subdivision that says they were offered $10,500/acre. The ones getting $10,500 all have lawyers representing them and are in a group of people. Knowing what I know now, I should have held out longer-we signed about three weeks ago and should have joined in with a group. Info about meetings really didn't start until it was too late for us. All we can hope for is royalties. Not sure what section your in but I hear their getting close to cutting off offers close to you.

    I think you would be wise to join a larger group and increase your bargaining power. I definitely think taking less than $20,000 and 25% is selling yourself short. If you band together with a larger group AND the group sticks together you may be able to get more. I know people are settling for $12,000-$15,000 but I also know those groups that are cohesive, deal with multiple companies and wait patiently are now getting offers of $17,000 to $22,000 and up to 27%.

    Nope, our group is in negotiations and gathering more acreage to bargain with. We have over 150 acres and would love to develop a group with a total of 500 acres in north desoto/south caddo.

    Hey, no, they do not have to be connected. As long as it is in North Desoto Parish or South Caddo Parish

    I'm not sure of all the details but I believe it's a last call out for those in this Keithville neighborhood to sign with this neighborhood group. I'm sure they will be discussing the terms of the lease and collecting the $25 for lawyer fees.

    Not SWSHC? Keithville is outside city limits. Not sure how much per acre they are trying to get - I hope it's at least 15,000 to 20,000 like the news said that chk would give.

    I have the cell phone number and the name of the Watermark Rep. Greg was in the group and then opted out at the last minute. He doesnt know the Watermark Rep. because he has not ever met him or talked to him. I signed my lease and the Rep. was looking for other land owners in the area. If you would like the Name and Number just let me know.
