Chesapeake will give you the deep rights below the Haynesville, but they won't let us exclude the shallow rights.
  • Snake Stewart

Thats cool ! Have a good night. If your like me you could use some good sleep.
  • Guardian

You seem to be very well informed on this subject. I am asking if you can help. We leased our mineral rights out a few yrs ago and we are trying to find where the records are kept. We are trying to find out how long the lease was for and when it expires/expired. Can you help.
  • Snake Stewart

Yikes! I must have lost the ole touch. She has a rather manish way of typing I guess. Does it say she on her page ? Thanks for the heads up. I will be saying I'm sorry in the morning for sure. Thanks and have a good one.
  • insomniacnla

I am sure it was no big deal, I have done worse. I have actually asked a lady at work when her baby was due. She was not pregnant. LOL
  • insomniacnla

Thank you Jay, I do appreciate your input. I will keep my fingers crossed that a company that drills horizontals will be the one that ends up with control of my section. I believe that Camterra is drilling their cheaper wells to hold the leases and then will package up their wells and sell a large part or all of their interests in the wells to Chesapeake or Petrohawk. I saw that you had mentioned that Sunland may have assigned their deep rights to Camterra over in the Wallace Lake area of Sec. 1, 15n, 13w. Do you think that the same may hold true for Sunland's leases in/near my section as well?

    Thank you.

thanks for the heads up...any blog planned any time soon?
  • Guardian

Yes, the land is in Caddo Parish (Keithville area).
  • Kassi

    Hey,
Yea, basically Chesapeake, Petrohawk and XTO have divided out to reduce competition and thus prices. I would be interested in the JW information as that may impact some friends. Email it to me please.
  • inthestix

Haven't heard much out of Pittboss since they leased land around T20 and 21 near Gilliam in North Caddo. I think he may be someone I know that is also MyOilPro. com....this guy doesn't have 30 years in the oil business...I think he has maybe 10 and is full of hot air. Of course there have been doctors who say they are doctors that have been exposed as quacks! lol...Thanks for your encouragement and watch for the fakes and snakes...they are coming out of the bushes like crazy!

  • M. Mcwilliams

Hey, I sent you an email a few days ago - are you losing my messages to your spam folder?
  • insomniacnla

I did not think to check my spam folder but I just did and your email is there. I don't know why it happened since we have corresponded that way before. LOL Thank you for the email.

I will send you a reply in just a few minutes.
  • BEn

    Hey Will and Donna.
I saw where Kassi put in a blog where she owned the minerals in her section. Maybe we own ours as well. I am going to try to make it to the courthouse friday and research my area.
  • insomniacnla

I figured you would know it was Will. :)

Kassi has the old lease posted here on this website in that Discussion. Every time I have been to the DeSoto courthouse in the last few months, there have been at least 15 people in there searching the records, most are landmen. Unless you wait in line to use one of the 2 or 3 computers, you will have to run the records manually. If you are going to try and run a mineral search, it is going to be much more complicated than just searching the title on your property. I am not trying to talk you out of it at all, just be prepared to spend more than an hour. You should look at the land transactions of the person you purchased your property from, the person he purchased the property from and so on and so on, until you go back to the lease in 1955. Then you have to look at the well records in all of the sections listed in the old lease. Then you have to look at the depths of the wells, also you have to check the size of the unit for the well to see how much of any particular section does the well "hold by production" (in Sec. 21, there are a couple of wells in those sections that are 4,200 ft. with the unit only being 160 acres), etc.

Or, from the comfort of your own home,
you could just leave a comment on Kassi's page and I am sure she will share what she has found out so far. I know that she has spent at least 8 or 10 hours running the mineral check for your section already. She has an attorney that she hired also.

I noticed some of the problems you mentioned with your computer. I have had some similar problems in the past. Try this. With your Explorer page open, go to tools, then to internet options and first delete your files and then your cookies. See if that helps. If not, last try updating your Adobe Acrobat. Hope this helps.
  • Snake Stewart

    Congrats friend.
  • Bobi Carr ("parker")

    Hi,
Hope all is well with your family after the storm. We lost power but no damage to speak of.
  • msfva

Congratus on finally signing (per your post in DeSoto Parish Network) for a good deal. I've been reading your posts for months, watching you as you held out. Well done.

    Insomniacla-

Would you mind sending me your email address in order to contact you regarding a question?
  • Rick

Hi Insomniacla, I am seeking info on a post you made recently but I don't know where it is so I'll just ask. I remember you mentioning to someone on here that you contacted Chesapeake directly awhile back when you were unleased and seeking bids. You gave a link to their site and I remember it; what I am wondering is, when you got to their site, where did you go then. Did you send an email to a specific department or exactly what did you do, if you remember.
I am at the point of needing to get their attention since the Nelson 18-H-1 is finished with the drill and should be getting ready for whatever is next and I am still unleased. I need to find out what their intentions are and how they plan on compensating me. If I can't resolve things with them myself, I will take a legal route.
    Thanks for your input.

Hello Insomniac: We and a friend of ours own some mineral rights on west 1/3 of Sec. 21 T15n R14W. I heard today that part of that section is help by production and that is why no one has permitted a well there yet. Have you found out anything about that. Wells are being permitted all over 15n14w except 21, 20,19. You can email me at: oldtex78@yahoo.com. Thanks
  • Rick

Thanks for your response Insomniacnla, I will try some of the things you suggested. Unfortunately, one thing I had already tried was emailing and since I didn't get a response, I thought I would find out what you had done. It has only been a couple of days so I'm not too concerned yet. If I don't hear back from them, I am going to contact their office in Shreveport and their attorney in Shreveport as well as the CHK site. I'll also be contacting them by certified letter. Thanks again, I hope ya'll see a rig over ya'lls way soon. There are a few between here and there so it shouldn't be long!
  • kittycatmama

The Glen Rose wells don't hold my friend. They only hold 1/2 the people in Sec. 21. She was out of town the mo. they were signing people. Some of the people who signed in 2006 haven't rec'd royalty cks. as the wells were drilled prior; however they no longer have the right to lease as they are tied up by the lease they signed then. My friend just wants them to "drill baby, drill" in S21

I didn't want to advise too much, without knowing details.... Even when I do know details, I usually don't offer advice -- everyone has different levels of need, risk-tolerance, and timeframes. So, I was very cautious with her, and just kept advising caution.
If your idea is right, that it is a non-binding letter of intent (why do people sign non-binding things???), then I can't see that they have a case. It would seem like the deal is off.
Also, 10N, 10W is an area of low activity. It's not (yet, at least) in the area where SWEPI is taking over, and I don't see anyone forming any units in 10N,10W. She will probably just have to sit for several years, until activity moves into that area. But, I'm not going to tell her that yet.
  • msfva

That mess in Sabine Parish gets worse. Please read the latest posts. If you have better advice than mine, please offer it.

    Insomniac,
This is Bobbie Clark with The Times. I got your message. I was out of the office today. I'd would definitely like to speak with you. My email address is bobbieclark@gannett.com. Send me your contact information again, so I can call you tomorrow.
    Thanks,
    Bobbie

My Uncle said the attorney feels the chances are good at winning. XTO has sent letters to members in the pool trying to get them to sign....to avoid litigation. However, they dropped the offer from $12,900 to $6,800 an acre, 3yr. lease, 25%
    royalty.
  • Harvey

I will check and get back to you.

    Well hello.
  • Jimbo

Hey Thanks insomniacnla that's what I needed. That's what I was thinking I just wasn't sure. What do you think? Should I contact Samson? They seem to be the ones that have taken over the unit. You think they will talk to me and give me info over the phone? I have found an office and phone number in Houston.
  • Jimbo

insomniacnla your so right, I'll do both. Thanks

Thanks for the heads up on the rig. It should be the following:

    Nabors #507 Rig, Petrohawk, Peacock Family 20 #1 Well, Serial #239535, S17(20)-T15N-R13W

Please note that even though the surface location is in Section 17, the well is targeted for Section 20 to the south.
