Cara, my O&G attorney is Randy Davidson, principal at Davidson, Summers APLC in Shreveport.  Randy represents mineral clients all over the state.  He, or any of the O&G attorneys in his firm can help you with a lease agreement.  For your case, I'd estimate a cost of $1000, or less.  You may contact Randy at 318/424/4342.  If Randy is not busy, you will speak directly with him.  If he is, you will speak with Jan or Julie, his assistants.  Let them know that I referred you.  Good luck.

Cara, I do not provide legal advise as I am not an O&G attorney. The clauses contained in an Exhibit A vary based on the particulars of your mineral interest. The basic list would include a vertical Pugh Clause, a horizontal Pugh Clause and a No Cost Royalty. Depending on the details of your surface, if you own the surface, you would want a No Surface Use clause. There is a lot of information concerning lease language here in the site archives. I suggest that you do a little research and then ask questions about anything you do not understand. Good Luck.

Cara, please do not depend solely on your friends. I have clients who have leased multiple times over the last 25 years and never had a decent lease before they hired me. Do not confuse your friends' past leasing as conferring any expertise. Forget the lease form for now as what you need is a good basic Exhibit A Page. That is where an experienced O&G attorney comes in. Pay to get a good Exhibit draft and then ask the attorney to review the lease before you execute it.
