My community sent out a paper stating that 230 people have already signed with them, i just got an email from the gentleman asking if he could meet with us on Friday to sign. To me it's kind of sudden if you know what i mean.

I was given an offer today and never heard of the company and was wanting to see if you have any input on them. He is an agent for Crownpointe Acquisitions, LLC. He offered me $9000 for 3 years with 25%. I am in Township 18 Range 14 Section 30. Thanks in advance for any help you can give.
Kassi, I was so broken hearted for you after reading your" funny thing happened NOT"entry. I had to read it to my husband it was so frustrating to hear what happened. Your attitude/reaction to what was thrown your way is so great though. To use the cliche' you are making lemonade out of lemons and I know it wasn't easy to do. Working thru the frustration and grief.
Thankfully, it's not over yet, and I am hopeing and praying for some good news for you and the other families that were effected by the old lease. I hope I will be celebrating along with you. I'm thinking maybe a good oil and gas attorney may be able to help with this. Please let us know as all of us here that have read your blog about it, are ROOTING for you!

Hi Kassi, just wanted to stop by a say, "You rock!" Hats off to you! I follow your posts everyonce in awhile, and I wish I had more perserverance to follow you all the way. My interests are in Shelby County, TX and I only found out about them just over a month ago. I have some family, and the surface land owner as well, working together. I wish there was a group out of Center formed, because it seems really great what you have accomplished. I wish I was able to do what you have done, but I don't feel that I am the person to do it. The you are probably aware of, Carter Oil later became Standard Oil. The University of Texas-Austin has business related documents (audits, acquisitions, inventory, expense acct., etc.) for Standard Oil's history, dating back to the 50's. I do not know what is contained in those documents, or if they will be of any help. It may be a long-shot, but I thought I would at least let you know. I wish you luck.

I've e-mailed Jay several times tonight and told him about "our" disagreements.
I have composed a response to you several times over and over, but never could get it right in my head. I could tell by your postings that you do want to help people.
The only problem that I had was the "consulting" part. It just seemed to me that if it was wrong at 4-5% then it is wrong at 2%.
I think that you are someone who will become and expert in this area one way or another. I truly do wish you well. Maybe you will start a class through the Community College or something along those lines. You have a wealth of information.
I have made many mistakes in land transactions and learned by lots of hard knocks. I still know that there will always be so much that I don't know. Oil and Gas is definitely not my expertise. Although like yourself, I am trying to learn every aspect that is possible.
One of my favorite quotes is by Galileo, he said, "I have never met a man who knew so little that I did not have something I could learn from him."
I was not trying to attack you personally. Please try to understand my view point. You yourself were upset by people who were charging a % for negotiations. There is so much to understand that I felt like a "consultant" should be someone who has experience in oil and gas. This is just my opinion.
I am sorry that I did not find a better way to put my disagreement with you at the time. I hope that you can understand my viewpoint and that we can move forward.
Yes, instead of the "land grab", they are going to concentrate on the areas where they do not have to compete with each other for the leases. They were able to come in and obtain a headstart in some sections and now they seem to be wanting to "fill in the blanks" in the sections where they are already established. It is just the same way that all the other o/g companies usually do, it is like an unwritten code or something. If El Paso has started leasing an area, Winchester will shy away from there. Without the majority in the sections, the acreage won't do the o/g a lot of good right now. I do expect that things will change again, and probably not too far from now.
I will email you the sections and also the lease offers when I receive the info next week. If you want a J-W contact, I have the number for the guy that only handles 400 acres and up and I also have the contact info for the guy that handles smaller tracts. I left some comments on ShaleGeo's page about the horizontals that are now planned for the sections next to me.
I hope that everything is going great for you and your family. I did not know if you read it yet but the Petrohawk landman is supposed to let me know on Monday what sections PK will have an interest in for our area. It seems that PK has scaled back their leasing. The landman told me that PK is now only interested in leasing in sections where PK already has at least 160 acres under lease already. He said that now PK wants to concentrate on leases in section only where PK may in the future become an operator. I also find out Monday what interest J-W has and what their lease terms will be.
I appreciate your efforts on my behalf. In regards to the contracts that you have on the web site, are these actual contracts that the land men accept? May I print them out and use them in my negotiations? (in the event I am ever approached). Thanks again

You could get an attorney to handle it for 25% (I am guessing - based on the Q. Hood).
But why would you go with an unproven entity.
If not Mr. Davidson, I wouldn't deal with anyone else unless they are AV rated for Oil ang Gas.
But as always, just my humble opinion.
I'm using Mr. Davidson.
Wouldn't Randy do it for his hourly fee?
