Kassi, Regarding your new effort at Cedar Grove -- good for you. If I were down there, I'd help you out. You go, girl. This is a great thing to take on.

Kassi, Great for a first timmer, I can tell that you have the heart of a true fighter, I don't see where you get the time with a full time job and the other full time job, your family. I am not that good of a manager. I live in southern Bienville Parish and I have just started to talk to a few people who live here or have land here about comming togeather with some good responses.
They are doing a 3-D shoot in my area now. Thus far no land man has been around yet that I am aware of. I don't know very much about the business, but I do know this much, without people comming togeather, all will not win! I will start off by putting up flyers in Saline and have this web site on there and see if we can increase the parish group and start everyone into the information gathering process.
My work takes me throughout 10 parishes in nw La. so I get to see alot and talk to alot people about the HS, I gusss what I am trying to say is that we need another Kassi around here, so just clone yourself and give me a call, lol. Really, any advice would be a great help and I would truly be in your debt.
Jim

Ms. Kassi, thanks for linking. Really like your open, pro-active, and knowledge-driven posts. Life out of state, but land in De Soto Parish and have a keen interest. All best.

Kassi, I work with one of the people in Stonewall in your group. He has been keeping me up to date on discussions that you have had. I am part of a group of landowners in Grand Cane with 60 acres on West K-Jon (section 22, Township 13North, Range 14West). I understand that you have received a call from the VP at Petrohawk and informed her of the August 4th deadline. Please keep our group in mind when negotiating. I will inform the landowners in our group about this message to you.

Thanks,
Mark Causey

Kassi,

Just found out from the LA Times you're an RN. So am I, so I know NOTHING about this business.

How is the consulting business going? I would be willing to pay for your knowledge. What are your fees?

Thanks in advance,

Kevin H.

I just joined this group "North Park Estates", the ideal is to use people in the group to do most of the footwork, but when it get down to what
a final lease should include, we are thinking about getting some outside help....
I heard you were forming a consulting group..if thats true, let me know & I will throw your name in the hat when it comes down to the nitty gritty.

So, is it better to negotiate lease clauses and lease terms as a group? This particular group was going to have everyone negotiate their own lease beyond the bonus and length of lease. My belief is that when each owner starts nego. their lease that O&G is going to say "well, we can't do that unless we give you less money or interest". One of the contingents of this agreement was the "proper execution of a lease". I'm not sure that gives the owner an out or not. Below this it stated that it was a legally binding agreement between both parties. I don't have the document because the person heading up the group didn't want anyone to take it and use it to get other offers. Like I've seen you post before, there is more to it than the upfront money and royalities, you've got to protect yourself and your land. Again, it seems better to get the clauses and lease terms verified as a group before signing anything that says it is legally binding. This agreement also requires a certain percent of the landowers to sign or they would get less money.

we are in the broadacres rd area, signed a letter of intent 05/13/2008, have not signed lease. price has gone up more than double since then. I need the name and phone # of a Chesapeake rep. XTO in in here now offering more money.

Kassi,

Would you recommend that the a group of landowners should not only negotiate price per acre but also nego. Exhibit A and lease terms? If you signed an agreement to lease (not the actual lease but an agreement to lease that specifies amount per acre and length) couldn't/wouldn't you lose some of your bargaining? Thanks,

Are you just representing in S'port or do you venture into Bossier parish??

Kassi,
There's a discussion currently going on over on the main board re. environmental issues (see Guardian ...). Do you have any idea whether the S'port, Bossier, or parish officials will be appointing a task force to monitor issues as they arise?
Thanks for all your help & sharing your wealth of knowledge.

Kassi,
Have you heard anything about Section 34,T12N-R13W. Also, we would be interested to know the name of the hourly attorney you have found. So far, our biggest offer has been $8500 for 40 acres, but a neighbor already has been offered twice that.
