I just received a noticed from an enery group in Denver, Co. offering to purchase my mineral rights in DeSoto Parish, LA. I am currently under a 3 year lease. It this offer something I should consider?? Can the rights be purchased while I am under a leasing contract?

Yes, you may sell your mineral rights while under lease. Most people on this site recommend against it. However, if you need money now, it is a way to get cash now. One option to consider, depending upon how much cash you need, is to sell a fraction of your mineral rights -- in this case, you can get some cash up front, while maintaining royalty income for the long term.

I suspect you will be disappointed in the price you are offered. I have not heard of any prices for mineral rights or royalties that are earth-shatteringly high.

NOTE: If this was a solicitation in the mail, do NOT sign anything or cash the check. You might sell your rights accidentally for pennies. Whatever you do, consult with a lawyer if you go forward. The world of buying mineral rights and royalties has some honest, legitimate buyers. But it also has some real snakes who will take your mineral rights for pennies.

In the last month I have received offers from Aegis (Denver group), Argent (New Orleans group), and Black Hawk (Lafayette group). These may be legit landmen and groups but do some research.

VERY GOOD advice.  If you are absolutely broke, maybe sell a small portion, but I would not sell all mineral rights.  Too early in the game.  See what the next few years brings with natural gas prices, etc.

 

Got the same letter.....Notice in the RE: portion, they decribe the locations as Desoto COUNTY....not PARISH. How informed do you think they are and would you trust them to be on the up and up, if they don't know that Louisiana is Parishes... not COUNTIES.

You do not want to sell your mineral rights away. You are best to wait on royalties. Why let someone else have the royalties that are yours. We have received these offers for YEARS before Haynesville shale was ever mentioned and I know personally we would be sorely upset to know some firm out of state was reaping the benefits of what's under OUR land. The money they will pay up front may sound good if you need money,but it is only a fraction to what your potential may be.

I thank everyone for their advice. I know you are right when you say it is best to wait on royalties.

You are right N.A.E.  I sold a small portion of mineral rights and wish I had not, but really felt I needed te money at the time.  I kept 75% of mineral rights, though.  I still think I got taken and wish I could do something about it.  These people buying mineral rights already know what potential you have.
