T15N-R15W: The Second Township-Range to Reach 36 Haynesville Units (12/29/09)

T15N-R15W has followed T13N-R11W to become the second township-range to reach 36 Haynesville Unit applications. As you will note, Chesapeake is the operator for every unit. Several other township-ranges are close to also being fully unitized.

That's great. What's the significance of this being one of the first townships to be fully unitized? Does it mean
that it's considered a core area of the shale or perhaps just one of the first that CHK got leased?

JNP, there is not anything hugely significant but I do consider it to be a sign of a "core" area of the Haynesville Shale.

Though the initial Haynesville well (SRLT 29) is located just north of T15N,R15W, 15/15 is where CHK did much of their early drilling (the Williams 22, Feist 28) as a result of a block of acreage assembled by a Dallas outfit named Rising Star Energy. Rising Star had acquired the block of 23 or so sections in 15/15 and turned it into a failed Cotton Valley play. Rising Star wanted out of what they considered a trap and Chesapeake was only too happy to oblige them, with results which have become obvious today. I'm told that Goodrich had looked at the acreage but turned Rising Star down. The acquisition price tag for the 23 sections was $42 million or so. Incredibly cheap for what the acreage turned out to be!
Do all these Sections have just one Haynesville well per Section or do some Sections have more than one Haynesville well? If so, what Sections have more than one Haynesville well?
CHK just applied for an altermate unit well for Section 30.
DaddyT, this is a listing of sections with Haynesville Units - not Haynesville Shale wells. Of the the 36 Haynesville Units - 26 have permitted Haynesville Shale wells.
I am not leased. I am in S3-T15N-R15W. I have 2.4 acres. I have recently received a proposal from a landman for EXCO for $4000/acre with 1/5 royalty. I am told by this landman that a horizontal well is expected to start this year. A vertical well is in production. Any suggestions?
AJ, it is difficult to say. This is a good area so you would think Exco could pay $5000-6000/acre with a 25% royalty. But the acreage size and Exco being a non-operator may be factors in the offer.
I was told that Exco is the operator now. You're close to the advise that I received today from a oil and gas attorney. What about just not leasing in a proven area?
AJ, going unleased is always an option and your acreage should not cause Exco to delay drilling.
Les, Thanks for the quick responses. You and the attorney are on the same page with the bonus money. But, I don't know what I am comparing it to if I don't lease and wait it out. It's like buying a used car and not hearing it running. I am hearing good things about this spot. This is the second township - range to be unitized. That's promising. Chesapeake announced the find of the Johnson Branch in March 2008. They quietly started leasing in 2006. I held out. Do you know how I can assess this?
