I've tried to read as much as I can about what should and shouldn't go into a lease. Is there a copy of an actual lease posted anywhere here? Maybe even a made-up ideal lease? My original one is the old standard one from years ago ~ fortunately it expired before things got serious.

There is no such thing as a god or bad lease,or an ideal lease for that matter.

A lease should be tailored to your specific needs. Amineral owner with a thoudsand acres will need considerably different provisions from someone leaseing their 1/4 acre lot for example.
You might try checking out the information section of this site, especially the Shalebrary.
These will be tips and other things you need to know and be aware of.
Each lease is different like Baron said.

Thank you so much Mr. Blake for your genuine concern that I not be taken advantage of. That is EXACTLY what I am trying to do by reading everything I can on leases. On the one hand you tell me to hire an expert then the next sentence you say you hope my expert doesn't take advantage of me.

keb and latte, The Baron and VSC gave you rightous advice believe me. There is no one size fits all lease. Here's the deal: You will need to get an attorney. Yeah, you will have to pay him. Trust me, if your in a good area, you'll get your money back. Also, you'll have a lease you can use later if you need to. As far as Jack is concerned, he means well but sometimes when we tell people to get legal help ad nauseum and they question you, well you see what can happen.

I'll hack Jack's computer and turn the "Nice Jack" keyboard on.

I have no problem hiring an O&G attorney & hopefully I'll need one! (I use my attorney all the time for real estate.) I just like to be as informed as I can be. I realize all contracts are personalized, but Ive been 'copy & pasting' clauses from all these posts & thought it would be nice to see a REAL lease where most of them were used. No biggie ~ I've actually enjoyed most of JB's posts, so no harm done.

Getting a lease done is really hard, Jack feels even with an expert you really need to work alot yourself as the expert does not stand to gain or lose nearly as much as the landowner. Jack will copy and white out names and such, scan and send you his lease and mark up to show you clauses I should have scratched. Jack has been busy so it may take him a couple weeks, but he will do it. Jack put most of the good clauses, but he could have put more $ for S.I royalties, would have left out how much a flowline would cost if well was on his land. Jack reserved rights to depths above the Haynesville, but should have also reserved the depths below the HS. Jack Blake posted alot on here about leasing and such a good while back.
Jack consulted a landman friend of jacks, who helped jack write his exhibit A. Jack did not have an attorney look over his lease, but Jack's landman friend helped and then Jack spent days wordsmithing it.

I'll give my example of how my O&G lawyer helped. I am about to sign an agreement for a pipeline ROW. I did exactly as you did, and read everything on this site about what to put in a pipeline agreement. I even started negotiating with the company to ask for more concessions. Once I thought I had a good agreement, I sent it to my attorney to review. That turned out to be a great decision. He added 5 pages of Exhibit A, beyond the concessions I had already asked for. Some of it was tiny detail (e.g., no hunting on my land while building the pipeline), but some of it could turn out to be extremely important, if things go wrong in the future. For an hour of work, he really protected me.
