I was just contacted by a female rep from Twin Cities and offered $2000 and 22%. I was also told that I should take it and that they weren`t paying any more than that. Also she stated that the East 80 group was no longer together,[wrong]. I almost told her to come on over,[not].

I know of a well not far from haughton thet was doing 22 million cf a day for at least three weeks until they choked it back. Now how long does it take a o/g Co. to get in the black on a well like that????? so I'll take no less than what east 80 can get me .
I got a new job about a year ago which moved me to a northern state. I made it a point to keep the mineral rights in the sale contract just in case anything ever came of it (and of course nothing has so far). It is definitely interesting to see how wildly lease bonus and royalty offers have swung over the last 18 months or so. Hang in there folks and make it a point to live as a cohesive community regardless of how the economic pendulum may swing.

I believe that Twin Cities is a subsidiary of Chesapeake: Late last summer they were offering $1500 - $2000 / acre in the City of Mansfield. We leased for $9,500 / acre in December from a different company, and were offered $10,000 / acre in January. ;-((
1. Do not sign ANY lease for less than 1/4 royalty interest.
2. Be sure to have GOOD Pugh Clauses in your lease. (yes, see a good lawyer or consult on this site)
3. Be sure to have a strong "shut-in royalty clause" ... $100 / acre per year.
