I do know someone who knows someone who signed for $12,000.00 per acre. I also attended a meeting the other night in which a land man was not batting an eye at the request to go back to his employers with a request to up their offer to $12,000.00
Thank you for your reply. I spoke with someone last night that leased 10 acres near Colquitt Road and Mansfield Road for $12,500, 25% royalty, 3 year term with 2 year option. This was leased with Chesapeake last week. The landowner was told by Chesapeake not to tell anyone about their deal.
I have not been contacted by Chesapeake or Petrohawk, only individual landmen. Did you have to initiate contact to begin to negotiate a lease?
I was also interested in finding out how to join with other landowners in Stonewall. Any suggestions?

I saw, over on Tiger Droppings, that someone referred you to Myoilpro. My understanding is he wants a percentage of your royalty. If you don't want to give up something, try the web sites of chesapeake and xto. Leave them a description of your land (Township, Range, Section), number of acres, and they ought to get back to you quickly. I had good luck with them.
Thank you for the referral to the websites. I have sent an email now to Chesapeake and will send another to XTO today. Were you able to get an offer from the companies by submitting your land info yourself? I was not sure if they will really respond or not.
I live a little west of Mansfield Rd. on Stonewall-Preston Rd. at 15N-14W-20. This about 5 miles west of your Section 13. Can you identify the Chesapeake well(s) you referred to in your comment. Thanks
The Chesapeake wells were the Nelson 18 H, Serial No. 237992 very near you but in Sec. 18, 15n 14w permitted on 6-20-08, another was the Bledsoe Properties, 237812 Sec. 30, 16n, 14w and the Brenner Estate, 237811 Sec.6, 15n 14w.
The other 2 wells that I referred to were the Camterra wells, Evans and Bozman. Those 2 were the wells that I asked ShaleGeo to comment on.
Hi, how far do you live from richardson rd., Camterra came back and wants to lease my portion for $500 & 1/4, that does not sound correct. Who are you signing with?
I only live about 1 1/2 miles south of you. I think that Camterra would LOVE to sign you for $500.00 but I have had one company offer me $16,000 per acre and another company in excess of $17,000. I have heard that any part of northern DeSoto Parish and southern Caddo Parish is in the best spot for the Haynesville Shale and that is why we are getting such great offers.
I have not seen any offers higher than 20k... I have seen high numbers for big acreage. If you have less than 10 acres then I don't see you negotiating. and less than 100 and you wont get big numbers ;) Unless you have a pad site to offer?
All of the big players will beat eachother's bids if you will provide them a written offer from a competitor. Just part of the game. Chesapeakes landman will shape up if he wants your land and you have a written offer for what you want from another company.
Anyway I can get your landman contacts ASAP? My parent are going to sign (6acres) in north red river (t13 r11 sec 26) for 14,500. I need to sign my 3 (and have a friend with 32) in the next few weeks.

I called the number you gave me then I got transferred somewhere else. When I finally got to the right place, they looked up my well and quickly referred me to the Attorney General. Not sure exactly why....scares me a little. Maybe they got tired of talking to me...who knows. I'm going to call them tomorrow. Of course, I could get a lot more done if I didn't have to work!!!! I hope that you got to the right dept. It sounds like they did not understand why you were calling their office If you do not hear from anyone in a couple of days, you probably should call back. When you do call back, it is important that you get routed to the right dept. It will help when you are dealing with the receptionist, to give a concise (brief and to the point) statement as to why you are calling. You had mentioned to me that someone had looked at the well production and at what you were paid and that you were not paid properly. You might just want to say "I would like to speak to the dept. that handles landowner audits of lease royalty payments received from _________ Company. If that does not get you to a person, let me know and I will give you the number to a geologist that works there that is ALWAYS more than helpful. He does not do auditing but he will tell you who you need to speak with there. He also answers questions about Unitization.

Me again...I called the number you gave me. They quickly routed my call to the attorney general. The atty general office told me that they could not help me because it was a civil matter. I have to hire an attorney. It pretty much leaves me at square one again. But I do appreciate the help. I want to thank you for that. I just hope that in a few years, the people that don't get their royalties paid correctly find these discussion pages and have some leads to follow. That makes me feel a little better about the whole thing.
That's funny. I'll have to tell my 11-year old and 8-year old, who just scoff and act embarrassed whenever they see any of my posts or stupid puns. (I'm still cool in the eyes of my 4-year old, though, so it's not all bad.)
My 10 year old was not very interested in all this o/g stuff until he saw your pic last week. He also really liked the photo of the Shockwave truck on the Main page. We go see the airshow every year.
