    Would you mind letting me know if you get the $12,500 from HK? I was thinking of doing the same thing -- just giving the guys a number, and telling them that whoever agrees to it first, will have my land. So, I'm interested if you get that amount.

    You bring up a good point, but I would say one needs to verify all information. Hopefully, what you hear here is verified by what you hear on the street and vice versa.

    Anyone can click on our "member" pages and see these comments. I would want to tread our private email addresses as we get closer to next week. I actual sent a comment to the webhoster/creator, Haynesville, earlier today asking if anyone can access the site such as landman or o/g employees.

    Thank you for responding. Since my land (and yours) is so far away from Kassi's group how would that work. I thought that the O&G's wanted the land in a "block".
    Also, how have you learned as much as you have? I have been researching this stuff for 3 years but you seem to have a vast amount of knowledge. If you do make a deal with Mr. Cassels (I have dealt with his wife 2 years ago) please let me know. I just got an e-mail from a landman with Porter telling me that they have not paid anyone close to 14,000. I hope things will be changing shortly!

    Hi, Lanadan, It does not matter that our land is far from Kassi's "main" group. The goal of the o/gs is to get as much land as they can signed as soon as possible. Even through we are "in" Kassi's group we will still have our own lease etc. I have not found, yet, direct info about what landman are paid but I am sure it is a commission plus bonuses if they sign up x number of acres per month etc. and keep the average acre cost down. There is an actual Landman Institute and programs at Texas A&M to train these guys. They are very knowledgable people. Their client, who is not the landowner, comes first. They will not give you any information to help you get the highest price for your bonus. When I asked PetroHawk for $12.5K a week ago. The landman told me he had never heard of anyone getting that much. And yet, right on this site Kassi and others have state direct knowledge of people getting 12K. I told him the public record for the state and Shreveport Times had reported the $11K+ - $17K the state had received. He then said I'll se what my boss says and get back to you. When I told Cassels I wanted $15K/27% and gave him the reason. He only sounded unjoyful. He did not say he had not heard of people getting that amount. It will be intresting to see what the state numbers will be from the July 9th bidding.

    My family has had their land for four generations. I love doing research and am semi-retired so I have been reading everything I can on oil & gas for a long time. I have always had my own business so I look for the wholesale or cost of pricing first before I figure out what the "sells/retail" price should be. I have actually read a report from the Wall Street Journal that said Haynesville Shale leases may go as hight as $40K/acre. I read a report which said PetroHawk's for mmcf was below a $1 and that included cost for leases, drilling etc. So, there is a lot of room to pay better to the landowner. Now, that we have the internet and can share direct informtion owners will get more toward their fair share. Sorry for so many words:). Love this website. TCB

    On another note, you are right in that it does not matter to the O&G companies if we have people in multiple sections. I had lunch with a Chesapeake rep this week and went over the areas in and the number of acres in each section we have people in our group. They were very interested in the possibility of leasing all of them. You are also right that each person will have their own lease. I have seperated out mineral rights from surface rights and have a 9 page list of surface protections but not all will apply to each land owner. It is very complex when you have so many different people with different concerns and/or circumstances regarding their property but it can still be worked out and the negotiating position is so much stronger with the collective bargaining it is worth it.

    TCB... I saw your comments to Kassi regarding the favored nations clause. Here's my question.. How do you find out if anyone else in your production unit got a better deal? I cannot imagine the land companies would volunteer that up to you. By what mechanism can you enforce this?

    And.. Remember, please get back to me when your guy answers you on your demand for 15K/27%. I'm getting close to wrapping my lease up, so I'd love to know your answer first.

    I contacted you earlier about my land in sec 20, 11n, 15w. We live about 5 or 6 miles as the crow flies from your land. I am still dealing with JW Porters outfit for Chesapeake. Did I understand that you have been offered 12500/27% as a counter offer to your 15,000/27%? Could you please email me at pinderd@bellsouth.com or post a reply on my page.     Thank you so much. My dad is helping me,he is in the o&g biz,he has alot of small tracts that he has the mineral rights to here in desoto and Im gonna join with him. I think (dont know) I would get a better deal if I pool with lands that already have gas producing wells on it. Just a little hint if you go to the Dept of Natural Resources page and look under MINERALS then click on lease sale tract record, go down to page 3 track #39871, Manna Acquisition was the winning bidder on that tract. Look what they gave for that 258 acres $4,432,182.00 YES thats,$17,179 per acre.I know its in RedRiver just thought I would share with you. Thank you again and best of luck to you!!!

    Have you heard anything else from JW Porter's? I would think that this week's reports would cause lease prices to increase. Have you been able to find out if anyone else in your two sections is also unleased? Who owns the other leaseholds near you? Are you considering pooling your lands with Kassi or another group to get a better price? Please let me know if you find out anything as there is no information coming out of my area. My landman slipped and let me know that no one else is unleased anywhere near me. Thanks!

    Dear TCB,

    I read your post above and I hope that you don't mind a question. Were you offered 27% on your royalties and $20,000 on your bonus? If you would like to read it and check your lease, I have some lease clauses posted on my page here on my Blog. some of these are clauses that I have not seen many people talking about but they are important. CHK has already agreed to every one of them in my lease but I have not signed yet.

    I have 100 acres in sec20, T11n, R14w. is that where you are?
    i live in Houston. i had it under lease to KCS which expired on Halloween. Whit Porter's landman (lady) contacted me in May about a top lease. we signed one in july- terms confidential, but sweet. Porter paid a draft for 25% of the bonus money in early Sept. I got the balance in early November. I think I timed it just right- pure luck.
    CHK is drilling in sec 19. Sec 20 could be close down the road.
