  • jffree1

Well, we will keep our fingers crossed anyhow! We have to get some well data that says we have HS gas before things will really pick up. We just have to keep on being patient.

Family has land right on 103 at ..147, Z Redmond parcel... guess we gonna just wait ..
  • Norwood, W

I'm looking at Z redmond and wonder how large it is and what part of it my family ownes. We have 45 acres but sold half mineral rights to someone a long time ago... so. I'm just bitter that the O&G companies spent most of their money up north already.. blah. stupid economy..
  • Norwood, W

Yea, but for how long is the question.
  • Shelley

JWC, What is the Eagle Ford Shale in South East Texas?
  • Shelley

i am going to be sending you a e-mail.....
  • Shelley

Hi JWC , I belive Elite is so where down by Encana office..... A friend of mine told me they are leasing for 500.00 an acre...
  • jffree1

JWC, I haven't shared about Devon yet because I don't want to get hopes up prematurely. My atty. says he "feels" like they will be leasing again by Feb. but he didn't hazard a guess at what price. So, that part is only a guess if anyone says anything about price for lease. I think that they will resume in the areas they were working in when the leasing left off, so here's hoping for both of us.
  • Shelley

Hey JWC, Just checking in on you.. Hope all is well with you and the family. Things seem to be going on here. Not sure what.... Chrismon, and Encana are still here not sure about Devon...... Welll anyway if I find out anything I will let you know.... Take Care... Shelley
  • jffree1

JWC, Yes, I did read that post and looked at the map. I went to the GIS map and the permits and tried to figure out which wells I was looking at. Didn't make much progress.

So, I went back through the permits back to '90 or so, looking for anything unusual (like really deep verticals when everyone was drilling HZ Austin Chalk). I found something interesting.

There were several wells drilled in the last 15 years or so, vertical, to around 12000' (in that neighborhood, anyhow) which were not produced and instead were tagged "DRY HOLE" (remember the dry hole in SA discussion?). A number of them were on Temple land in Sabine Co.. A landman told me that leaseholders will contract to have a hole drilled, never planning to produce it, just to get the cores and logs which are contracted to be "confidential" for a prescribed period before anyone else can buy that info. And they call it a dry hole to keep from having to release production tests. That is what I think we are seeing on that map.

That's just one of the ways O&Gs in Texas manage to keep well info away from the average person.
  • jffree1

JWC, When you get time go look through the permits for SA co. There have been some really deep wells drilled, like to 15000 and 17000 vertical and most were called unsuccessful before 1995 and Dry Hole after '95. When I have more time I may look some of them up on the map.
  • Shelley

hey jwc, yes things are a little quite here .... there are alot of seismic folks here..... richard and i are going to ride around this weekend and check out the wells here... exspecial the one around the airport.... off 21. hope all is well your way!!!! take care.
  • jffree1

I don't know if it plays out or not. I think they know way more than they want to share with us, at this time. They are going to stay in areas where they know (like the county line area) that there are enough productive formations above the HS to help defray the cost of exploration until the price pays them enough to explore the more "unknown" areas.
  • jffree1

You have to be on guard...now if you get one of those tiny offers (100's rather than 1000's) it's either someone who will settle for a shallow rights lease or someone looking to flip when the big offers come back. Or a small producer looking for a percentage interest in a well they couldn't produce alone.
  • jffree1

I will JWC but "production" info is proving hard to come by unless they choose to release something in a timely fashion (like the small bits they give to ET Drilling Report). I read that it usually takes 2-3 months to get a well to production (after completion) and then I think they have 60 days to file (Monthly) reports. I'll look into that and let you know what I find out. But, right now, unless they want to pump up investors they are not being very forthcoming with production and apparently the RRC doesn't have big enough teeth to scare them into compliance.
If gas prices continue to decline we may start seeing them "shutting in" instead of producing. If that happens we won't know anything until the well goes back on line.
What we see in the drilling reports in the papers is "test flow" and not indicative of what rate they will actually produce at either.

    JWC,

If you will give me your e-mail address, I can talk to you about researching mineral title.

JWC, Good Morning! I am trying to find where people are saying about the leasing prices in Sabine and Shelby Countys...... Have you seen these leasing prices on here? Well anyway I hope so... This would be good news for all of you..... I am trying to find out whats going on here in SA... Talk with so folks from town and some of them say that things are slowing down until the economy gets better.... I do know that Encana is still here and I think Devon is still here in Judge Fisher building.... Farmerbrad said that so of his folks said that they made the deal in 2008 but sign in 2009 with the 5000.00 offer...
  • Shelley

JWC, A friend of mine was leasing the building to Crismon and they have moved out.... • Sandstone

Thanks for doing that JWC. I think more people will be encouraged. When I think of East Texas now, I think of Shelby, San Augustine and Sabine - they seem to be the active ones right now.
  • jffree1

    Thank you for the link.
  • jffree1

Hey, J. You must be reading "Jurassic Exploration Inc." on OIlvoice. I saw them just a few minutes ago. I really don't know what to make of it. I told someone just minutes ago, that JEI is the lone voice in the dark touting Sabine County. Can't find anything about them on the internet, though. Gotta go say Hi to Shelly now. I'll e-mail you later. Getting ready for a trip to town (SA). My son went back to Iraq on Monday, so things are slowly getting back to normal once again. I just want some dry days so I can cut my knee deep grass, LOL.
  • jffree1

I sure want to believe that this will be our year, JWC. From what I am seeing about field rule changes, it is good for us that we haven't been included in a well unit yet. If the rule does get changed to 320 acres for a horz. unit, that would be super for mineral owners. You could almost make a unit by yourself. As it is you have to share with neighbors, LOL. Hope your holidays were great!
  • farmbrad

    JWC,
We got a letter in the mail today from a seismagraph company. They're starting work in the McCune area of 705. I'll look at the map tomorrow when I visit my Dad & see if they're going south of 103. They want us to sign papers so they can cross our land just north of 103. Seismagraph activity is GOOD...
  • farmbrad

    JWC,
I just read the permit Seitel Data wants my Dad to sign & it's a joke! They only want to pay $15 p/acre for the portion of the land they plan to stretch cable. It's a 41 acre tract & they only want to pay for 30 acres. CHEAPSKATES!!! Also, they are not offering to pay $$'s per hole shot. In other words, if they drill a 70' hole & set off a blast on your property, it has always been standard practice to pay $100 or so. Not these folks! I'm calling them tomorrow to tell them to stay off the land if they can't do better than that. I'll let you know how it goes...
  • Les Bamburg

JWC, personally I do not think there is any downside to having seismic shot in your area as it is beneficial in helping the operator select the optimum placement of future wells. It is unlikely that seismic data would be the basis for a company deciding not to lease your property.
  • michael jordan

a post you had ask for the name of someone to do title work in san augustine texas did you get a name ?looking also..mj
  • michael jordan

thanks for fowarding the info !! sorry about the site setting i was not aware of it i changed it
  • 5thGenTexan

Only come over to SA about once a month. I live 200 miles away. I don't know any of the county road numbers since that is all new since I moved away. Where is CR 3000? Our family has property about 3.5 miles south of 103 and also east of the old Lonnie Skinner place. I will post what I see when I am in.
  • 5thGenTexan

We are across the bayou from you. Most of that tract is on the north side of the dirt road but about 50 or 60 acres is south of the road directly across the bayou from the Lonnie Skinner place. That tract is about 350 acres all on the east side of the bayou.
  • 5thGenTexan

    We are leased to Cabot.
  • 5thGenTexan

We did a deal with Cabot for all our family holdings in the county when they wanted some closer to town. This was about 2 months before the "rush" two years ago. We do not have all the minerals under that tract.
When are they going to rebuild the bridge crossing the bayou? My dad said his dad donated trees to mill into lumber to build the bridge "way back there" and that he (my dad) donated trees for lumber to rebuild it in the 1970s.
  • Les Bamburg

JWC, Seitel has shot two seimic surveys (Shelby & Dos Equis) that included parts of SA County and overlapped in some areas.  Your land is probably located in the area where the surveys overlapped.
