I all,
I am new to all this and live out of state, we bought a 9+acre parcel just about a year ago and are planning to move ther in a year or so.
We knew nothing of this Gas stuff when we purchased this property and our deed says nothing about mineral rights. Now I have a letter from a law frim about a pre-application by Chesapeake for a new driling & production unit & to force pool & intergrate seperatly owned tracts, etc.

I have been doing a lot af research on this site since receiving this letter last week and am learning alot, but what exactly does all this mean? and are there any neighbors out there in Sec,13,T15,R16 that have received this notice/have signed leases etc. Can you shere your story with me?
I am just trying to get educated.

I am in sec 15 t 15n R 16w. Most landowners in our area signed leases two to three years ago for very little bonus money. If Chesapeake already has the percentage needed in your section to drill then they don't have to have you sign a lease. You would be force pooled as explained in many discussions on this site. If I were you, I would call Chesapeake's local number in Haughton and explain your situation and see what they have to say.

No. Until you, I'm the only one that I knew of that is a member in our section. I'd be glad to chat about what's going on in our section though. How many acres do you have? Are you already leased?

I have 10 acres, and probably signed a similar lease you did two years ago. It was originally leased to Sendero... or some such company but later was purchased by Chesapeake. I know relatively very little besides that.. LOL It would be nice to know why they haven't drilled on our section thus far, but in almost every surrounding section... ???

Don't you think it is odd that several are on Muslow property?
We are not in your section but are close. We leased 1 1/2 years ago very cheap. According to sonris.com there has been a permit in your section just last week - I believe it was by Chesapeake. We saw lots of gravel trucks going in there a few weeks ago also. If you don't have luck calling maybe you can e-mail them. Somewhere on this site a saw a list of phone #'s and e-mail's. It is really crazy around here - good luck!

In a closer examination of our deed it looks like we don't have the rights. and from talking with someone else it's sounds like the majority of our sections rights belongs to one person.

Oh Well - it was nice to fantasize for a couple of day's- good luck to all!
Don't take my word for it because you should also check through other means, but because any mention of mineral rights was left out of your Deed could be a good thing. The mineral rights were usually only mentioned if the previous landowner retained the minerals. If the previous owner retained the mineral rights when you purchased your property, the mineral reservation would be in the Deed.

Or, it could mean that the previous did not have the mineral rights to transfer to you.

Or no mention of mineral rights in your deed could mean that you own your minerals.
I now believe that there was no mention of the minerals rights in this case because the previous owner did not have the rights.(someone before him has them and a lot of them from my understanding)
I am still going to have someone do a full search just so I am 100%for sure.
