Welcome to the new Cass County members.  Leasing activity in Cass appears to be picking up.  This is an important point in any developing prospect when there is a general acknowledgement that something is going on but it begs the question, just what?  Part of answering that question is sharing information and performing some research.  I would like to encourage the Cass members to spread the word about GoHaynesvilleShale and the Cass County Group.   The more members who participate, the more likely that we will generate good intel that will help in the decision to lease and to understand what lease terms are favorable and reasonable.  Don't get in a rush to lease.  Find out basic information such as what operator (energy company) the land company is offering the lease on behalf of and what are the target formations.  Express interest in leasing and be cordial but don't get pushed into executing a lease before you are ready.  As we get more information we will discuss the different aspects of a lease agreement and how they may impact the lessor (that's the mineral owner).  The company offering the lease is the lessee and may offer a lease in the name of their client or they may take the lease in their name and assign it to their client at a later date.  A large lease block can take months or even years to assemble.  As time goes on, more information will be available in the public record.  Let's gather and share as much as we can.  Good luck to all.

I OWN PROPERTY IN THE SHERMAN GROSVENOR SURVEY,A-421,CASS COUNTY,TEXAS. I RECENTLY GOT A LEASE PROPOSAL. TRYIN TO FIND OUT THE FAIR MARKET VALUE PER MINERAL ACRE IN THIS AREA. IF ANYONE HAS ANY INFO PLEASE LET ME KNOW ABOUT THAT AND OTHER ACTIVITY IN THIS AREA OF CASS COUNTY.

Contacted just before Christmas 2010 by landman wanting to lease the Old Kelly Bayou Field in T20S R27W Sec 5 Miller County. Stated that they are looking for Smackover and will exclude the Haynesville Shale. I did not consider the terms acceptable. Also stated that they would be drilling "a lot" of wells...

I have several very old leases that the company never drilled on to my knowledge. I have 200 acres located in the John Bourland Survey, Abst.69, Cass County, Texas. Is ther any way some one could help me find out if these three leases are still mine. My mother and brother are deceased and I inheited their shares of the property. They were recordedin Vol. C-8, page164 of the Deed Records of Cass County, Texas. Any help would be appreciated. Frances Bain McCawley

Tom - Check out the Texas Railroad Commission website and look for online queries and scroll to Cass County. There have been about 10 permits issued in the McCleod area over the past year. Not quite to my neck of the woods, but getting closer!

BossierTex, please share with me what you know about activity around McLoad. I may be able to get some info about the Tex-La border in the near future, but it will be about 12 miles south.... but it's a start. Thanks, Tom
