What are leases going for right now? Here is an example from Caddo Parish

When the state along with municipalities and school boards accepts bids for oil and gas leases on their property it is advertised and put out for public bid.  The operators that are active in the area receive the notices and bid accordingly.  Follow the link below and you will see that the parish of Caddo received bids in the $8,000/acre range while the city received bids for a large tract in the $9,000/acre range.  Both the city and the parish set a minimum per acre bid of $5,000.  The Caddo Parish School Board in its' infinite wisdom, mandated a minimum bid of $10,000/acre for their tracts.  This strategy resulted in NO BIDS.  Thoughts anyone?

Jay - This ... "pigs get fat and hogs get slaughtered" ... is bias and you know it. You know that the value of whatever acreage it was that the CPSB put up for bid is dependant upon a number of variables, including any activity in the area and the results of that activity. You also know that there were other areas of the play that got over $20K per acre and weren't "slaughtered." I believe it's also expected of the elected Board members to exercise fiduciary responsibility when making decisions such as this. I'm also sure that the CPSB sought advice on this matter. I know that my own neighborhood increased it's bonus by 60% by getting competent legal advice as well as expecting & getting what was commensurate with the results of nearby activity. And, those negotiations went back & forth for several months, the first offer thrown on the table wasn't hastily taken.

Being that I'm someone who can say that I CURRENTLY LIVE in Caddo Parish, being that funds for education and the school board operations are drying up, especially from the state, being that the costs of education are increasing along with the costs of everything else (fuel, utilities, maintenance & repairs, etc., etc.) I'll allow that they should wait to get the best they can for what they're offering. Lord knows we don't want to have to mention the "T" word ... increased taxes.

Jay - I can do friendly banter all day. In case you hadn't looked up the minutes from the CPSB meeting involving this decision, I'll do the friendly thing and share. I believe the resolution was made in Jan. for acreage in S08 of T16N-R14W. Previous bonuses in other sections in that area were better than $10K, some waayyyyy better.

And, again, I doubt that the board made an uninformed decision, had benefit of counsel, probably even benefit of "friends of politicians." And, as we know, not all lease bids get bid out every single time.

Then we shall respectfully disagree, and I will continue to hold your opinion as one in highest regards in matters involving the geology of the play.

I have no "data," just what I know friends & family got in areas like Deepwoods and S10. But, as we so loathe rumours & gossip around here, I'll add that anyone reading this should verify with leases filed at the courthouse.

Just want to correct an error here that I think I misstated. Verifying leases at the courthouse will not include disclosure of the bonus amount. One will only be able to ascertain that a lease has been made & filed.

On another note, it dawned on me that this recent announcement at least gives us some idea of the parameters of bonus that the companies are willing to pay at this time. Mineral owners should be better able to gauge whether any offers they receive are comparable. They can then decide for themselves whether that is acceptable to them and go from there.

How many acres for this "$15,000/acre signing bonus and a 1/4 royalty (with a free royalty clause, Pugh, etc)? Care to share the operator's name with us?
I used to wait tables and would regularly serve private luncheons for school board officials and school administrators. On my life I have never seen a group of people on the whole more obese, rude, and I hate to say it but on the whole extremely unintelligent. They would have parties of 20-30, they would get 30 seperate checks and as soon as I passed them out they would say they were in a hurry and needed to leave, I would tell them in my best professional capacity to be prepared to wait about 20 minutes if they didn't have cash.
Most of the time their conversations consisted of how the government didn't give them enough money,lol.
This is why my kids attend private school.
Check - When you say "regularly," how many times do you suppose that was? In other words, can you take that vague generality and turn it into a quantifiable term? When you say "obese," can you also give a quantifiable term? When you say "unintelligent," can you quantify that? When you state "most of the time" as it relates to their conversation, could you explain how much time you spent at the table observing/listening to these groups and how much of that time was spent discussing funding? I'm thinking the taxpayers are going to want to know about this.

If the taxpayers actually knew what went on at the school administation of Caddo Parish they would most likely vomit. I waited on them twice a month for a year, I don't know why they requested me, they never tipped much, but I guess they thought I did a good job.
I would say 70% of them were overweight, they all ate heavy fried foods religiously.
I was at the table almost the whole time, which is apt to happen when you wait on 30 people at once, all they ever talked about was money this and money that, we already spend 10000 dollars a year per schoolchild which is an absolute joke.
school systems throughout the country are top heavy with administrators.
school districts and all the boards should be abolished.
schools should be local to their communities
teachers should be paid like the rock stars that they are
schools should have community gardens to tend to teach about agriculture, math, science
schools should adopt a local nursing home or community center or animal shelter in need and the kids tend to them.
oh and drugs should be legalalize--- all the money we save from this ridiculous 'war on drugs' should be earmarked for schools and the new rock star salary standard for teachers.
