Which Pinnacle?
Well, i'm in Iraq and the paperwork is in Louisiana so I really can't answer the question. Please enlighten me as to how many there are. Thanks, Ralph
I just spoke with my better half & she read it to me -- it's Pinnacle Oil & Gas LLC -- Lafayette, LA
They will flip your lease to someone else, that is my opinion. My advice is to wait for one of the main players to get in touch with you. If you would check Sonris I doubt that you would find where this Pinnacle has ever drilled a well. There is a Pinnacle that works NW Louisiana but they don't drill Haynesville Shale wells that I am aware of.
They will flip it to someone else. Just ask folks at North Sabine. This is Pinnacle that works NW Louisiana. Not only will they get your lease money, they will take part of your royalties. Why not just wait and lease yourself.
It is my understanding that Pinnacle Oil and Gas, LLC is a lease firm in Lafayette that does work for Petrohawk. Unless he wants to get crossways with his client, I don't believe that he will be flipping the lease.

From various discussion threads that have appeared on this website, it seems that most of the players in the Haynesville have curtailed their acquisition efforts and are concentrating on buying leases in selected areas. What section, township and range is your property located in? If your offer a a recent one and not one that has been sitting on your kitchen table for a year or so, then the minimum that you should consider leasing for is $5,000/ac and 1/4th. You could possibly leverage them for a higher bonus but i guess it all depends on how hot they are on the area in which your property is located in.
If Pinnacle works for Petrohawk why would they be buying in an area assigned to a Petrohawk Broker?
Are you already leased or do you have an offer?

If you're not already leased, take your time and really watch the terms of the lease. You should probably reject or rewrite at least half of the fine print in any lease you sign.

Roughly how many acres and what city and state?
Pinnacle Oil & Gas out of Lafayette is also currently sending out letters offering to BUY a portion of your mineral royalty. If you or your wife have any questions whatsoever about what the letter is about, please be sure to consult someone who fully understands what the letter is offering/asking. I just got one of their offers to purchase a portion of my royalties earlier this week so I know they are sending out offers. If it is an offer to buy a portion of your royalties, please consider carefully before proceeding. I threw my offer in the trash as usual
If this is an offer to buy all or part of your mineral rights or royalties, be very careful.

Lots of the offers are scams of one type or another. Many of them offer pennies on the dollar, with deceptive terms that make you think you're going to get more money than you will, and may have legal booby traps.

In my opinion, even the offers like this from legitimate companies won't pay you a fair value because there are enough people willing to sell out too low, and none of their competition is offering a "fair" price. Unless you really need the money now more than you will later, I wouldn't consider selling all or part of your mineral rights or royalties.
