Can one of you local guys take a look at the C Hereford survey (Section A-17)? I met with a landman (landlady?) yesterday when my mother-in-law signed her lease, and the landlady said that a pad is being cleared north of 103, about 1.5 miles east of 705. This will not be on the road - maybe 3/4 mile north of 103. Encana should be the one getting ready to drill.

Yes, many times a pad will be started before a permit is submitted. SA County seems to be averaging 1-2 new permits per week. I find it hard to visualize Encana getting even most of their acreage drilled in 13 months at the pace things have been progressing ... 3 months to drill, 1 month to frac, another 1-2 months to report, a shortage of rigs capaple of drilling 15,000 ft, lack of infrastructure in areas leased, etc... but I guess anything's possible. I don't know why I'm feeling so pesimistic this morning. Perhaps, it's Michelle's trip to Spain has me in a tizzy....
Think positive farmbrad you are leased. I am still not leased and have been pessimistic also. This could be something to CHEER about!!
I'm not leased either. I think, in the long run, we are so much more informed than we were two years ago that we will be better able to negotiate lease terms than folks were at the height of the frenzy. Most just took the money and whatever terms on the lease they were asked to sign. You would be astonished at the number of leases that don't have ANY addendum other than a legal description.
Your right jffree1. I knew absolutely nothing about leasing or anything else in the O&G industry before the Haynesville Shale. I still don't know a whole lot but this site has sure helped me to understand more and more important than that is the knowledge others on this site will share to help someone out. We are ready when the time comes.
It'll be OK, farmbrad. To HBP they have to spud a well... not complete it. So, there can be lots and lots of drilled wells, waiting on completion or pipeline or whatever, that will still HBP a lease... for awhile. The length of time a well, in an "un-complete" condition or shut-in, can hold a lease depends entirely on the lease language so it pays to be aware when signing those standard leases.
Hey, I feel the optimism coming back. I had several addendums added to the initial contract. The length of a shut in well wasn't one of them but a fee per year was. I was assured that an 8 million dollar investment on their part wouldn't sit idle for long. I can forsee an improved royalty percentage coming in the next contract above the 22% (cost free) currently in place.
You have renewed my faith in the ability of (some) people to see past the $$$ and get to the important stuff, LOL!
not 3 months. 3 weeks has been normal now. And a week to frac our wells. I can go with the month or two on reporting.
Anyone out there seen where this pad is being built?
It is my understanding Seismic work is starting down FM705.
Seitel? Did you ever find out if they are working for someone?
I am not sure but I don't believe they are.
