Dogwood Lease Holdouts - are there any out there besides us?

Well, call me stupid, but we're not signing the Dogwood lease. We have a normal sized lot, probably about a quarter acre. I am hearing from this website that we would probably be better off taking our chances with opting for the 100% royalties once all the drilling company's costs have been settled, since it's such a small lot. We are OK with passing up the bonus, not a problem. The Dogwood HOA now says that 82% of our residents have signed as of 7/9/08, and I guess that's to help encourage the rest of us to do that same. But, I don't like the approach that was taken, and on principle, I don't think I want to get sucked into this in this manner. I'd like to know more about forced pooling, and have checked out the other groups on this, but overall, I get the impression it's not such a bad thing for small landowners like us. Am I misunderstanding this? Comments welcome, thanks!

Dont sign, we are getting offers over $10,000 and 0.25% on Wafer / Bellevue / Winfield...Hold out....think of it this way Bossier Parish right now has the Biggest, most producing well in Elm Grove...The parish is fixin to get swamped with Big offers. If everyone settles for less $$ the big O & G Companies make more, hold out for whats rightfully yours.
If i was in Dogwood, i would fire the person who negotiated this deal and start all over or bail out if this group as quickly as possible, Stockwell should get around 15,000 an acre, my mom lives there.
LS, just recognize it is not 100% "royalties". It is 100% of revenue less operating expenses. Royalties do not have expenses deducted. This assumes the unit operator markets the "carried" owners share of gas production since this is how revenue is generated. I would recommend you get legal advice to make sure the operator is obligated under Louisiana law to market your share of natural gas.
Hi, Les -- thanks for the clarification. Can you direct me to a state website or phone number I can call to get additional information on the relevant state law regarding whether the operating would be obligated to market our share of natural gas? If not, I doubt that any other company would be interested in pursuing what's left of Dogwood's unsigned residents -- a mere 20% as of today. I hate not knowing how to handle this. I'm out of state until the end of the month, so I'm a little handicapped in finding an attorney there. Thanks!

You are smart for not signing. Just thank if the barnett shale people got up to 25k and the HS is surpose to be producing 3 times more (elm grove well) It's dosen't take a rocket genius to figure, we in the bossier parish should get that or more for a bonus sign on.
That Dogwood deal is seriously messed up. Smacks of brainwashing, only you can't do it to someone who clearly doesn't have a mind of their own. Isn't Country Place going down the same stupid road with Twin Cities?
I feel bad for the Dogwood people. Obviously not many of them were members here.

Exactly what happend in Dogwood.
