So does he get 1% or 4%?
It depends on which group he is working. There is a big difference in fee's from groups in Sibley verses Shreveport from the same individual. Straight bonus verses Bonus and Royalty % in Sibley.Rednecks are a more giving group by nature I suppose.
I'm not aware of all the areas he's working I did call him some time ago and he said he went to a meeting for a community held at a school in south Bossier I believe not sure about that This may of included some of Elm Grove My area is East of Lake Bisteneau and some of the properties are over a hundred acres mine is small in comparison at 12 acres I don't think anyone has less than that But back to the subject- oh and he's not letting our royalties go they are at 27% with the current offer and honestly I'd rather have better royalties and take a lesser bonus but that's not the case either way we will end up with the best LB and the best royalties he can get us Mr. Merrill also said that this negeoiating thing he's doing was'nt his wishes in this bussiness of the HS I'm not a redneck and at first I was against the idea of a person leading the way but after seeing the offers go up and being informed and updated and looking at this thing as a time saver I work constantly I never slow down I do not have time to persue this the way he does and he has some know how and is in touch with these companies I do however get the idea they(oil&gas) ar'nt really to crazy about him but @#*!them... they would'nt give up front what he can manipulate them out of......I do believe in a waiting game The Barnette Shale started out this way it was a frenzy the end result. The same company that told them they'd never get that much per acre came back and offered them more....Of course they had an advocate of sorts who was not getting a dime in return except she was a property owner as well.. Far as Mr Merrill getting 1% I'm for it, I'm not up on the lease terminogoly I would agree a person can learn these things but this is alot of $$ and potential $$ in the future..we all hope!! Now to end this I'll say this I would'nt let Mr. Merrill do surgery on my big toe at the same time I would'nt let my surgeon try to negoiate my lease with big O&G's!!!
Hello Chelle , You may want to look that letter of intent over one more time.That 1% you refered to is royalty % that you will pay for the life of the wells.That number moves depending on how many of your neighbors sign as well.On top of 4% or 5% bonus money. Mr. Merrill owned an oil company some years back so he should know the in's and out's. The numbers on your letter of intent will cost you more then the Shreveport group will be paying.Thats all I meant by the Redneck think and being more generous. But you do live around Heflin, what color is your neck ? HA!HA! I'm just across the creek from you guy's so please don't take offense.
Well hello neighbor no offense taken........Yeah I know a little more about Mr. Merrill but I gotta say he's helping alot here I wish I were in a position to do all the leg work but it is a vast and knowledgable feild that I have absolutly no time to persue and surposedley now we will not miss any $$ from this venture of allowing someone to handle this for us but I would agree with you there could be alot I don't know I'm sure there is You're absolutly right,,,
He is activley working with our group of landowners and he upfront told us he is getting 1%... I am aware a person can go get thier own lease taken care of but this guys really on the up and up.. very considerate as far as imforming us asap about any and all news he has, offers ect.
What about offers in the Pines Road/W. 70th Street area?
Meeting tonight at 6 PM July 14, 2008 in Haughton to review lease proposal by 50 homeowners at 10,000 per ac. per Haliburton man delivering drilling bits to well locations. He owns 1 acre, this is only word of mouth at gas pump in Minden.
Have no futher knowledge of lease.
I have not noticed much activity here from the northern DeSoto parish landowners lately. Did everybody out here already lease?
This is a good question. I do think most of the acreage has already been leased. However, the question that will still be relevant is how many of those leases have a vertical Pugh clause, thus making the acreage open for release at some point in the (near?) future.
I do not think as much has been leased as the o/gs would like us to think. Our land is in south central DeSoto parish. Landmen stopped calling for about a week an a half but started calling this week and sending letters asking to purchase or lease our minerals. Several landmen said they had been busy buying up leases from each other to complete units. The "appearance" of non-activity with landowners will appear to landowners to support the landmen saying they have completed leasing and are pulling out. Do not believe it. Time will only provide landowners with more actual well drilling results which will increase the bonus rates and soften the o/gs on the royalty percentage. They are trying to hold royalties at 25% when they gave the state 30% in last week's sale.

Do you have more than 1 company interested in your lease? That is the factor that will drive up your lease prices instantly. Instead of giving a price to the landmen and waiting for the landmen to meet your price, if you could get another large company interested, they will outbid one another, especially XTO, Petrohawk and Chesapeake.
