Offers to purchase minerals

We have been contacted by a couple of companies that want to buy the mineral rights on some property in 15N9WS12 (offers starting at $4500/acre) the royalty payments are almost non existent at this time. What do they know that we don't?

Started getting offers for mine now offer 9000 min acre.found out 7 drilling permits on unit now..so check with etc see if any on your section.and start at $9000. But hold on.

Also purchased might be proxy for drilling company..buying up leases before drilling
