I'm being offered $250 per rod ($13,200 per acre) for a 50' wide pipeline ROW in SW Caddo Parish. Has anyone heard of more being offered? I'm also still negotiating with several companies for the deep rights on one of my tracts. What's the highest lease bonus and royalty percentage anyone can confirm? Thanks

We also are being offered $250 per rod for a pipeline. I have not found anyone getting any more right now but think we should be able to get them up to $300 . Ours is a 50 foot ROW with 25 temporary. It goes from State Line Road to Williams Road with two 12 inch pipes. Are you on the same pipeline? Keep me posted if you are able to get them up and I will do the same.
My western boundary is the Stateline Rd. They want the pipeline along my southern boundary. If you draw a line due east from my property this ROW ties into Locke Rd, which is off of Johns Gin Rd. Like you, I was also told they plan to put in two 12' lines in a 50' ROW with a 25' temporary.

My thinking is that if royalty owners are being offered up to $25,000 per acre for mineral rights, the surface owners should at least ask for that.

Yes, I know it's not comparing apples to apples, but at least it's an argument that can be made.
I live on Endeavor P/D which is directly across John's Gin from Locke Rd. I haven't been contacted about a pipeline. Do you think this would include my property as well? and yes I completely agree with you that the surface owners should at least get something close to the royalty owners. I believe that is a plausible argument to be made.
From what I understand they are putting in several piplines that are parallel to each other. That is so when wells are put in they don't have far to go to tie into a pipeline. One landman told us they are doing one every other section running east and west in our area from state line road to Williams Rd- may or may not be correct. From what we have seen they are very unorganized so there is no telling what they are doing.
I don't know how far east it will go. All I know is it runs up to the end of the blacktop part of Locke Rd. I don't know if they plan to continue east from there or not. I don't live in this area, but I'm here for the weekend and will be snooping around.
We are all thinking the same thing. We all signed a lease about 1 1/2 years ago that had a low bonus and low royalty. We are trying to get them to amend the leases to up the royalty to 25% but they are not biting so far. Will keep you posted. We are still trying to get them to get our survey right - we agree on one thing and they surveyed something different.
I signed my lease about 2 years ago. $100/acre and 1/6th royalty. So please keep me posted on anything you find out.
Do you have a local group in SW Caddo for meetings. I have a friend with 40 acres 1/4 mile North of Desoto line on Hwy 169. He would like to attend meetings.
I don't know of a group in this area. We are near Hops Corner (Hwy 169 and Hwy 525). Most everyone in our area leased 1 1/2 years ago and are stuck with bad leases. What a mess!!!
$250/rod is a very good offer for a Pipeline right of way. I would imagine if you landowners get too greedy, the company will use their power of condemnation and expropriate it, so be careful.
I got 275 per rod and modified the agreement extensively. One agreement doesn't fit all.
Did you get much in damages on top of the rod price? If so what type of damages were they willing to pay for? I realize that every situation is different because some people have trees, some open land, some cattle, some pipeline is running near residence, etc.
