We were offered $5,000.00 per acre by Chesapeak, near Blanchard, and then they went down the road, two houses down. and the people got $8500.00. We were robbed by Chesapeak. Would love to hear from more loosers.

You know channel 12 had a story yesterday? about a few people like you who were suing the O&G company for more bonus money. If I were you....I would take the $5000. per acre and join in on the lawsuit and turn it into gold.
I saw this story. Do you recall the name of the website it mentioned? Was it something like - united landowners.com or something like that? Just wondering.....

Great idea Ring Red. Sue sue sue. Sound like a real "american story". Since when is everything a legal action?? Man up to your decision to take the $5000 or reject the $5000 offer and wait until you get a better offer...or no offer!
Correct me if I am wrong, but if the plaintiff(s) were to win the case, they would only be subject to recover the variance between their bonus amount, and the amount of bonus other landowners received (at the time the plaintiff's leases were signed) in and around the immediate property. If the plaintiff's signed for 100 per acre, and their neighboring landowners signed for 1000 per acre (at the same time as the plaintiff had signed), then the recovery of such loss would be 900 per acre. The courts can not award for loss potential, even if that potential has been discovered before the case reaches trial. The notion that they (plaintiffs) will recover the current lease value (25-30,000 per acre) may leave some plaintiffs bewildered. The courts not recover future value of the lease, as it is prone to change. If the courts were to reward loss, based on current rates, they would set precedence for when mineral prices rise.
There would be no loss of opportunity, as the lease(s) would remain valid for the duration in which the terms of such lease prescribe. The part the singular act (signing bonus) would not constitute a loss of future revenue. Being as such, the opportunity for future revenue still exist.
So if I buy a new truck and pay more this week than another who waits two months can I sue the dealer because I paid more than another customer?

But I will say I would have been sick if I had taken that $200 per ac. I was first offered. But only myself to blame.
I wish people would look at it this way.....It is money you did not have 6 months ago...Be happy, you could have gotten leased last year for $200 an acre, like alot of other people did....Be thankful....not greedy. No one is going to make alot of money off of the Haynesville shale, unless you own acres of land and there are several wells on your land or your section...Be happy, this is not going to make everyone in Northwest Louisiana a MILLIONARE....SO if you don't fit in the area of having acres of land, stop crying and be thankful. I don't own alot of land, but was smart enough several years ago and invested in oil and gas companies that are now invovled in the Haynesville Shale, I might get lucky, I might not.......Just thank the Lord for that nice check you got......
On the Barnett Shale it is estimated that you could see as much as $250,000 per acre over the life of the play. What is your meaning of not making any money ? You must be Ted Turners boy if that isn't a lot of money.

I prefer to look at it like my gas will still be sitting here until we do sign. I hope your 2 year old investment turns out well for you. I would rather trust me with my money then these deceitful O&G boy's myself. Matter of fact , you are the reason they are trying to screw everybody if you are an investor. Thats who they are blaming it on anyway.

What could that initial investment have been if you were still unsigned as of today ? Makes you think that these guy's don't have the 2 year headstart that you have on us investing wise. May have to use that big bonus to catch up with you.I'll be way back there because I may still be a ways off from signing ! Hopefully they won't pick up and leave town.
Some people are setting themselves up for disappointment. Most of us probably won't have Mega wells producing in our section.
I agree kfly , Thats one reason why the bonus is so important. If the wells were guaranteed , I would donate my bonus to science or something.If you sign early , you certainly don't get any guarantees either.There is risk involved with almost everything we do. There is only one guarantee in this play. Your "first chance" is the only "first chance" you will ever get. Many will never have a second chance so we had better do our best while we can.
If landmen only work for day rates plus expenses, why would they try to lease property as cheaply as they can and at different prices?
I mean offering one landowner 5,000 then the neighbor 8,000? What's the incentive for him to do that if he's working for wages and not commissions?
