We received two notices of plans to unitize sections in T9N- R12W. One in November of 2007 for 16 units (9 were in T9N-R12W) and one in August 2008 for 25 units (6 were in T9N-R12W) for the purpose of drilling, production and exploration. The proposed units included sections 13,14,15, 16, 31, 32 (Aug 08) 22, 23, 24, 25, 26, 27, 34, 35, 36 (Nov 07). See attached diagram. Does anyone have information on other sections in T9N-R12W that have been unitized (or proposed to be unitized)? If so, please share so we can see how much of the township has been unitized? To my knowledge that is 15 out of 36.

ken, I agree. But I hesitate to give credence to rumors of $12K (or $5K for that matter) without some additional details. A tract of the right size, in the right location might receive such an offer from the right operator but it would be a grave disservice to the members to give the impression that every mineral interest in this general area may qualify to receive such an offer. Generalizations without specifics have caused serious problems in the past. The days of "blanket offers" are over. Now, more than ever, it is important for mineral owners to do their homework and enter into lease negotiations with some basic knowledge of the value of their mineral estate. The best source for that knowledge is GHS, IMHO.
Well, yes it would be bad for some one thinking there was more if it was not true. However there has been some $5000.00 signing's. Not saying that is standard procedure though. I really don't understand it because they appear to not be any higher in north desoto.
ken. Offers are more location specific now. There are no "blanket offers". Whether the offers are $5K... more ... or less, it is for specific reasons. And mineral owners need to have a basic grasp of value. It's not that difficult to figure out for those who have spent sufficient time on the site and followed the directions regarding how to track development activity proximal to their mineral acres. The reason that you have questions based on gross location criteria is a good example of the fact that general location is no longer a good barometer of current offers. It takes a little work but there are still opportunities for better than average offers. Those who do their homework are most prepared to take advantage when the opportunity rolls around.
Well i know we have five rig's drilling. North desoto is in the core of the play. Leases last year was for $25000.00 there and here it was for $10000.00. I am glad that genereal location is no longer a good barometer!
ken. Last year is last year and has zero significance this year. Or next. Last year some mineral owners in south DeSoto thought that their minerals were of lesser value than north DeSoto. They weren't but then again that's what they thought from listening to rumors and not doing their homework. Only a handful, probably less than a hundred , got offers in the $25K/acre range. And some of them didn't accept because they thought offers would continue to rise. Bottom line, there is no substitute for being informed. And relying on rumor is a good way to make a poor decision.

Ken I don't think anyone can even guess where the core of the play really is, it is a moving target. This play is still an infant.

Apparently Round 1 of these negotiatioins went to the landowners. Let's see if they decline CHK's offers and drive prices up more....

ALRIGHT.....good news for T9N, R12W as well. Anyone know where this rig is to be set up next? My sister said she saw the trucks leaving last Monday but didn't know where they were moving to.
Dont know about that one but the started drilling sec4,t9n,r11w though.Maybe the rig went there. I just found out last night that the rig was there so maybe that was where it came from. dont know how long it takes to set one up so maybe not it.. not sure. all i know is they are drilling.hope it is a good one.
Yeah, I saw it flaring (TJ Sistrunk) at about 7 p.m. yesterday evening when I passed by. The newly permitted well #240294 HA RA SUM;JIMMY RAY BROWN 9 H 001 has a road to the location and looks like maybe a pit dug. It will be easily seen from Sistrunk loop Rd.
