I just got a call from Comstock Resources wanting permission to do a 3D survey paying $25.00 per acre. Can I get an y feedback. I was burned on the lease in March of 08 so i want to be knowledgable on anything I sign. I have 75 acres out of Noble where I am now spending most of my time. I would appreciate any help

I was contacted by comstock today. He said you were not obligated to lease but they had the first right of refusal.I guess you have to give them a chance at leasing your land. My land is not occupied...he said comstock is interested in T-8, R-13-w. Can someone give me some feedback....he is due to call me back. This is concerning the 3-d shoot!!
I found out the answer, if you decide to lease within 18 month's you have to give comstock the opportunity to compete.
if you will look in the last paragraph on this agreement you will see that comstock has atleast 30 days to match the offer from another company. and then it says they will give a draft the draft could be for 90 days and they could still cancel an attorney looked at the contract and advised not to sighn it. why would anyone want to tie their property up for several months and not be able to lease until comstock decided they did not want your property. my advice would be not to sighn it!!!
I read my agreement several times. I does not mention anything about the right to lease.
must not be the same as the one i seen. does it give comstock right of first refusal?
Jr hope things are going your way. I don't know anything about Comstock but we took on a client a couple of years ago that had vague language about the right to lease in a seizmic permit, we missed it in the cursory reading. The next in depth reading told the tale and we dropped them like a rock. My advice to anyone is to don't do a deal with anyone that has deceptive language in their form. Run from them like the plague, tell all your friends about them. If they have done this to one person, then they are not to be trusted. Leases taken in Sabine Parish starting 4 1/2 years ago had language about not being able to top lease without contact and the right of first refusal. This was not explained to many of the mineral owners when they signed their lease. I feel that this is a bad way to do biz.
I read it for the third time. There nis no mention of a lease, or the first right of same. It is very simple, about a page and a half including signatures.
I live in Jackson Parish. I got $25 per acre for them to do a sizemographic testing. They came thru on foot making about a 3 ft wide path across my property. They were in and out in less than a weeks time. I didn't even know they had done the testing. No commitments, just some free money, but, that's how they get the info they need to determine if there is anything there......
PLEASE NOTE: Comstock will have a meeting about 3-d shoot at 6:00 pm monday 26/oct. to explain what they are doing and to answer any questions. It is at noble village hall 423 hwy. 1218.
I also have been contacted recently by Comstock about a seismic lease on our property just outside of Noble at $25.00/acre with a first right of refusal. They have been very willing to make amendments and deletions but we have decided to wait until after the meeting on Oct.26th in Noble. I was told they were looking for shallow gas, but I have heard rumors of oil. A few days after I was contacted by a landman whom I believe said he was with Merit but the lease would be with Chesapeake. Royalties were at 25% but the bonus money was very low.
The merit of lafayette has no connection with dallas based merit other than name only. They are similar to j.w. porter, just trying to make a buck. The shallow gas in that area has been known. Question being where did you go with it? 3-d aparently tell's them a lot. Earlier areas were they have done these and the results favorable they pursued with vigor. (leases) Really a capable company though...
Did any one attend this meeting that could post? I wanted to go but had another to attend.
