I just received a lease offer from OPG Energy for the "Rusk County School Land Survey". the property is in Shelby County. They are offering $350 & 20% of the royalties. There's a fair amount of advice on this site @ http://www.gohaynesvilleshale.com/notes/Natural_Gas_Leasing_Basics. It advises a minimum royalty of 25%.

Just wondering if there is a range that people are seeing?

Also, any information on OPG Engergy would be appreciate.

Significantly stronger than the offer we currently have for unleased minerals in Shelby Co.
I have to agree with the others. Try to get us much money as you can from the royalty. If you have the money hire a attorney or a good landman to negotiate the lease for you. Be sure to read all the contract and the clauses. They tend to make royalty owners pay for alot of expenses. We signed 2 leases in April for 500.00 per net acre for 3 yr lease from Devon Energy. Contact is Jeff Jones in San Augustine, TX 936-288-0559. Also Calbot Oil Company out of Houston is paying 250 per net acre but I think you can go for 500 or 600 per net acre. They low balled us at 250.00 for 3 yr lease..I would not go that low. Read the contract. I woudl try to negotiate the expenses..Hope this helps you out...We are on the Angie James Lime and it is producing well. Also on the Rusk School Land too and some more on other surveys. I think that hiring a landman or attorney you can get more per net acre. Thats just my opinion. Also once you sign and eventually get your divisional orders, make sure you take them to an attorney. Read everything before you sign. Otherwise you might think your leasing but really selling your mineral rights.
I noticed in Nac lots of leases where they are leasing ONLY to base of Cotton Valley, ie not the Bossier/Haynesville. Is Cabot leasing ALL depth? Did Devon lease all depths from YOU?

Yeah, here we go again. Does everybody realize why this website is here? It is because of the magnitude of the shale. With that in mind, dont allow these companies to take advantage of the economy and slap you with a low offer. Do not let people rob you of your assets, they are yours so dont give them away.
Our family has seen the complete contrast with their offers: from 300 per acre to over 5000 per acre on the same tract! Remember, commision is the salesman's game and jets are the corporate taxi. Dont settle for a new couch while sending these companies to Tahiti for a meeting to talk about your gas wells.

Anyone have any info on mineral leasing east of fellowship community around Toledo Bend. I just got an offer of $500 an acre and 20% royalty with $750 for extension.
In the Sabine Parish site I noticed a post that Toledo Bend area leasing going for $3000 per acre 1/5 royalty. I wonder why La. acreage is worth so much more than Texas side of Toledo Bend?
Good question, I've often wondered the same thing.
