You may still be in the producing unit. You will need to see if you or previous owners were ever leased, if you are in the unit, possibly HBP. The unit above extends into 17N-13W by a little bit and includes most of South dresden.
IF you are in the unit:

You are either leased and HBP, unleased and due royalties from the already producing well, or you may not own your minerals which may be part of a previous mineral servitude.
No, just had offer $5000.00 acre. 5:00 Thursday Oct.15th. I'm checking out the land company now. DNR shows this court (not Dresden Circle) Look on SONRIS. This little street is not in same township as rest of Town South (west of youree)
I am familiar with this area.

I am just saying that most of the 400 block and all of the 500 block of South dresden is in a producing unit. Many of these lots were leased in the late 1970's
It should also be noted that if you are who I think you are, and you purchased your lot in the 500 block from
William C. Wright Co. in 1980, this was AFTER the well was drilled. You may not own your minerals, they may be part of a larger servitude, you may have bought subject to a previous lease, or you may have an outstanding royalty intertest in the producing well.

If the well is going to be where you said they've got to go under them, too. Confused.
I don't know where thay would put a well. I simply stated that the well you mentioned above is not related to your subdivision.

I would imagine they would form a unit that woul only include the part of your subdivision in 16N. Most of Town south, west of youree is in 17N. Just speculation on my part.
I don't know anything about S. Dresden but I would listen to what Baron has to say.

Also just because a landman comes to your door and offers to lease you doesn't mean that you OWN the minerals (especially if the landman works for Twin Cities).

Lots of bad leases have been bought.

Only time will tell if the companies will demand the bonus back. Remember though that if you don't have a no warranty clause in the lease that they can come back and demand their money back.
I make no representation that I know if her lot was previously leased or to the ownership of the minerals. I just know that there is a producing unit well that includes most of S. dresden, and this is a huge red flag to me.
Thanks, Baron. I've talked to a neighborhood organizer just south of this area and it seems there are/were a lot of questions regarding the zig-zagging of the section line in that area. I agree with your statement about the red flag. IMO, best thing to do is what has been repeated over & over here, get qualified, experienced professional advice. And we always appreciate that you share what you know. :0)

State shows this st. to be in 16N 13W. Any comment? I lived on Smitherman in the 70s. Some neighbors then talked about getting a little gas check.

The township line should be the north boundry line of the lots south of the new development Brunswick place. according to the unit plat I posted above the unit is not along section lines and does indeed extend north across the township line.

The township and section lines in this area are a little hard to pin down due to the fact that this area was flooded due to the great raft when the original surveys were done in the 1800's.

as I said above, I have not gottten too deep into this title, but am familiar with this area (I did a friend a favor back in the boom last year who is not too far from you). However, I am of the opinion that Dresden Court (Town South unit 12) is actually in Township 16N-13W and that The Caddo Assessors office is wrong in saying that it is in 17N-13W. But in any event is inside the unit as per the plat I posted above.

The assesors Plat, does show this unit as being in 16N, so I am not sure why the assesment #'s show 17N.
