If you call 1(800)YOU KNOW ME and are told your land isn't valuable,you are then more likely to accept a lower offer.This is a tactic taught in many car sales classes.The less you have to pay on the trade vehicle the more you make on the deal.As soon as you drive into lot ,dude starts pointing out scratches,tires need replaceing,windshields got a crack in it(may have happened while you were looking at the new vehicle).ha! ha! Just kidding about the windshield thing Mr. Car Salesman dude.

Hello everyone, I just found this site and it seems to be very informative. I have land with my dad in township 19 north, range 8 west, section 31, which lies between I-20 and hwy 80 and between 531 and 532. I was wondering if anyone knew of any companies interested in this area and does anyone have any experience with how much the lease bonus is per acre here?? Thanks for your time.
There has been some seismic testing going
on just to the north of hwy 80 and between 79 north over to the Claiborne parish line. This
is in what is called the Minden Field. Many
old gas & oil wells are located there already,
with much of that land already under lease
for many years now. Also location of one of
the old solt domes.
This is the second round of testing, as the
first was done in May.
Do know of one family that lives on 531,
north of hwy 80 and south of 79 that signed a lease for a nice amount. Have not heard what
company they signed with.

As the 4th comes upon us this Friday , it certainly wouldn't be a bad time to sit back and reflect on some of the wonderful things our Forefathers saw fit to bestow upon us. In most places on this Planet , we wouldn't have the luxury to even be trying to lease or worry about how much royalty money we might recieve. God has blessed this country for many years. Maybe she will hold together a little while longer.I for one certainly hope so!

Reality check...gas prices falling and drilling,leasing activity could slow....let`s not get carried away in a pipe dream fellas...it`ll take a lifetime to drill all the area that people on these boards claim is part of the haynesville...
Went to a meeting among the neighbors of Sec 27,28 & 34 last night. One of the residents of Palmetto Park was holding a "letter of intent" from Petrohawk for $12,000 an acre. Should we join forces with this group, or hold out for more.
If you feel $12,000 is a fair price then by all means you should join with them. Most feel that number by todays standards is extremely low but each person has to make the decision that is best for them and that they will be able to live with. Because you will have to live with it after all.

snake, there is still a lot of land not lease in Doyline. Is quite and can not get the landmen to talk. Why? What is going on. They said we are in the hot spot and only a few miles from the big wells so why can't we lease our land?
They are waiting for prices to move back up and the market to stabilize.People need to realize that they arent going to run through town throwing money out of the moonroof of their car.The ones that are already in a big hurry will be easy pickings when it ramps back up.They cant keep leasing without the rigs to drill it and a place to sell it.

I am a man that has spent entirely too many hours in front of this computer screen in the last 8 months studying this and other shale plays across the U.S. trying to keep his friends ang family from getting mowed over like most of our friends and family did that signed early on. Sanke my family signed for $2000.00 an acre and 1/4th royalty with BEUSA Energy on April 16th 2008. By credentials, I was currious if you had worked in the industry at some point. Without wellhead numbers you can't state factually what would be fair.When the O&G's pay fines instead of letting those numbers out , you have to believe that they have something to hide.Why else would they sit on the numbers.
If the Barnett Shale is bringing $27,500 in some places, I certainly would have to get a real good explanation as too why my H/S acreage would be less when we are sitting on apparently a far superior formation according to the numbers that we have seen so far. When the drilling starts in our area , the bonuses will not be nearly as important as they are right now.The lease body itself has more snags then the bonus issue presents. The bonus represents the present while royalties are the future.

As far as I know, there is a pipe sticking out of the ground with a plate on top of it and the pit has been closed. I have not seen or heard of a pipe line being layed to the well. If anyone knows anything different let us know.
The Montgomery well is not completed. So what you have heard is just that. A rumor. I hope it does come in big, but with BEUSA I don't really hold much hope.
Seems very low of an offer to me, I would have rejected that even before the Shale frenzy. In fact I rejected several offers of 150 and 1/5 back in 2004. I have some minerals in 21-9 and 22-9
N.Lynch, You are not very far from my land in R9W. W/out looking at map I think you may be near the house Joe Stampley built years ago. Someone recently completed a Tokio well near his place and Quantum is working over some old Haynesville sand wells to north of there. Think these were wells drilled by Sonat and/or Apache. Anyway, I know your land is near Cypress creek. I think terms you were offered are very low. I am very active in my area in North Shongaloo-Red Rock Field and have promoted a considerable amount of drilling in area.
I will not offer you suggestion as to what you do. I can only say that I would never advise anyone to accept those terms. But, I never lease my land, but I have helpred many of my neighbors
to lease to several big companies. Of course I suspect the co. wanting to lease yours is likely interested in shallow zones like Tokio and Buckrange. However, I am not familiar with the company. Has anyone been following the activity around Springhill. Section 10, TS 23N, Range 11W, just West of Springhill, in Webster Parish has been getting some Haynesville RA wells and more permitted. JAG Operation L.L.C. has been having some success. Looks like it is vertical but I'm wondering if there is potential for some horizontal in the Haynesville out there? A lot of folks claimed that the Haynesville wasn't present this far north. If you go on Sonris lite and look up wells by section, ts, range, the well numbers are 241256, 241470, 241716, 243501,244135, the last permitted.
No, lots of folks did not claim that the Haynesville "was not present this far north". Some folks claimed, correctly, that the Haynesville Shale was not present this far north. If you search the archived threads on GHS you can read numerous discussions of where the shale stops and the sand begins. There are also a number of maps. And those who can perform simple searches on SONRIS Lite can confirm the fact.
As I have said on this site many times there is very good Haynesville Formation production from east of Haynesville (Claiborne Parish} to western edge of Webster Parish (Springhill area). Production is from sand facies, although the bulk of the formation consists of shale. No, I do not ever anticipate Haynesville Shale production in stateline area.
There are many GOOD Haynesville Sand wells. I have followed JAG's activities very closely as I have royalty interest in one well which is to be drilled almost smack in downtown Springhill soon. There is a SMK C well in same unit already which has produced about 20 years. Actually my interest is in s12, t23n, r11w. Marathon drilled numerous Haynesville sand wells around $-6 miles north of Shongaloo. Quantum currently operates a number of Hville sand wells east of Springhill.
I believe Haynesville sand has good potential for horizontal drilling.
Carder Oil not making interest payments to Lease owners of Nat gas they are pulling out of Webster, Sibley Field wells.
I am interested in knowing if there is other large acreage lease owners in the Sibley Field wells operated bye Carder Oil Company / 31 Operating,LLC, (Operator Name # 8270)? This company is basically taking Natural Gas out of these wells, selling the gas then not paying Interest owners that this company has a Lease with. I believe this might be called stealing. This company should be locked out of this field's wells, suspend Lease, then sign a new Lease with a Company that will honor their obligation to pay their Interest to Lease owners. I haven't heard of Platte Energy or any leasing activity currently in Webster Parish. Can you provide a section-township-range location for your mother's mineral rights? That might help shed light on the target formation of the leasing effort and help with a value opinion.
There is a BPX Haynesville unit well in Section 33. I suspect your mother's acreage is modest and she has been an unleased mineral interest in that original well. BPX has applied to the state to approve spacing for 3 additional wells to produce from Section 33 and Section 28. I'd ask Platte Energy if they are leasing on behalf of BPX. My suspicion is that BPX is attempting to clean up any unleased mineral rights in their units that will receive new wells in the near future. The company has been sued over improper deductions from the proportional production attributable to unleased owners in all their operated units.
If I'm right about her acreage being modest in size, I'd shoot for at least a 20% royalty. It is unlikely that there will be any competition for leases in this area although Aethon and Ensight might have an interest. I usually like for mineral owners to be leased to the unit operator but the bottom line is that the operator must comply with the lease terms regardless of the lessee. I would expect a bonus in the neighborhood of $500 to $750 per acre but that is the lesser important lease term. Get the best royalty you can. On a small acreage, I'd give up 100% of the bonus for a bump in the royalty fraction as this is a proven location with multiple wells to come. Good luck.
I'm not sure what is happening in Section 33, over 2/3's of the Section has signed new leases with Platte and a very experienced landman named Ron Tuminello is handling the leasing.
Those would likely be top leases but go ahead and ask Mr. Tuminello who he is leasing for. BPX has sufficient current production to be holding all the existing leases in Section 33 for some time to come. Anyone who is burdened by an existing lease can not sign a new lease but they can sign a "top lease". You might also ask Mr. Tuminello about top leases and how his may work for any current BPX mineral lessors or unleased mineral owners. I assure you that the majority of mineral owners in Section 33 are under a currently active lease.
Ok, lee, Correction. This seemed not to make sense so I checked again. There is a well in Section 33 but that is the surface location and the well is producing from Section 28 to the north. So this is a relatively newly formed unit combining Section 33 with the section immediately to the south, Section 4 - 16N-10W. Sorry for the confusion. I still think you should ask Mr. Tuminello who he is leasing form Good luck.

I own property in Webster P. in sec.32-23-10 and have just received a
lease offer form Petromax based in Rosenberg, Texas. The offer is for
$100 per acre and 1/6 interest for 3 years. We have been unleased for
a year and just got this offer in. Does anyone know of this company ?
The amount is low but have not gotten any other offers. Pleas comment
with your opinion.
