I have a cousin that has land on 705 just south of our "land" (we have the mineral rights only) that has signed with EnCana for $5000/ac. Do you know of any other companies that are offering leases in that area? I understand that Cabot maybe interested in that area as well. Thanks.
thanks for the info kelly. I wish we had a google earth map on this site with prices, company names and location. that would make it so much easier for us to follow. encanna and coastal are both with shell oil. By the way did you see the link of the interview with the chesapeake guy on one of the other discussions? he said it would power the usa for the next 10 years.

I don't think Mike Biley has leased. He is waiting. Not sure about Donald Woods..he has the chicken houses down from us. Also the daughters that have the Wolf place (Vennie and Liz)..they haven't leased yet. Also Wayne Hightower has some land before you get to the bridge on 705...not sure about him either. That is all the folks I know in the area. That could probably add up to quite a bit of land.
Hey Shelly, the meeting last night was good. Large turnout. Most of us on this site have heard a good portion of what was covered, ie don't sign a standard lease form, get "no cost" royalty, that sort of thing. Chesapeake sent a couple of landmen from Dallas and Shreveport to give a power point presentation on the process of drilling a well. Example used was vertical not horizontal but it gave you an idea of what the process involves. They answered a lot of questions which was helpful. They said they like to go into areas where the landowners are unified and have a lease form already that they all agree on. It makes everything go faster for everyone. They said that l.o. groups need to pick one or two people that they all trust to act as spokesperson for the group.
There was more but too much to go into here at this moment. Hopefully others will start posting some of their impressions from the meeting. It will help eveyone.

OK. Encana called me and they are looking into our land. They guy said he would be calling me back after her verifies the mineral rights etc.....not sure what is going on with Encana...
Just said they would be calling me back after they checked out my mineral rights...he said it might take a few days...they did not make me an offer over the phone..
I put 50 ac. on a waiting list with DJ Energy (leasing for Devon) and was told when they got to it they would call. I have been told that they have an offer out there on their areas of interest for 5K and 1/4 royalty. I can't confirm yet...they haven't offered me anything although Mr. Hargrove did say he thought they "might" have some interest in that area... It's all a game with them...they make you wait if you seem anxious to lease hoping you'll settle for less bonus money. What you have to do is make them worry that you will sign with someone else for MORE money. Play their game Shelly. They are not going to run over to the other companies to verify whether a larger offer was made or not.

Yes Shelly we do own the surface rights. As for the well is old it was here when we purchased the property so no we've never been paid anything. It was capped off years ago, long before we were here. If I'm not mistaken the mineral rights are probated just as any real property is when someone dies. But what if there was no will and what if like other property in Texas if there is no lien it just automatically goes to next of kin or do the mineral rights go back to the state of Texas. I wonder if there is a "found mineral" rights like there is for "found money" maybe through the Texas Comptrollers office. I'm sure we need to just call Ken Muckelroy (Attorney) in Center and ask him. I think the consult call is free. I tried last week but he hasn't gotten back to me yet.

NO I STILL DONT KNOW THE EXACT LOCATION. I HAVE A FAMILY MEMBER THAT WORKS AT THE SAN AUGUSTINE COURT HOUSE. SHE ALSO HAS LAND THAT IS CONTIGIOUS TO OURS. WE ARE ALL WAITING TO SIGN TOGETHER.
