we are in the broadacres rd area, signed a letter of intent 05/13/2008, have not signed lease. price has gone up more than double since then. I need the name and phone # of a Chesapeake rep. XTO in in here now offering more money.
So, is it better to negotiate lease clauses and lease terms as a group? This particular group was going to have everyone negotiate their own lease beyond the bonus and length of lease. My belief is that when each owner starts nego. their lease that O&G is going to say "well, we can't do that unless we give you less money or interest". One of the contingents of this agreement was the "proper execution of a lease". I'm not sure that gives the owner an out or not. Below this it stated that it was a legally binding agreement between both parties. I don't have the document because the person heading up the group didn't want anyone to take it and use it to get other offers. Like I've seen you post before, there is more to it than the upfront money and royalities, you've got to protect yourself and your land. Again, it seems better to get the clauses and lease terms verified as a group before signing anything that says it is legally binding. This agreement also requires a certain percent of the landowers to sign or they would get less money.

I am not that good of a manager. I live in southern Bienville Parish and I have just started to talk to a few people who live here or have land here about comming togeather with some good responses.
They are doing a 3-D shoot in my area now. Thus far no land man has been around yet that I am aware of. I don't know very much about the business, but I do know this much, without people comming togeather, all will not win! I will start off by putting up flyers in Saline and have this web site on there and see if we can increase the parish group and start everyone into the information gathering process.

I did not know if you read it yet but the Petrohawk landman is supposed to let me know on Monday what sections PK will have an interest in for our area. It seems that PK has scaled back their leasing. The landman told me that PK is now only interested in leasing in sections where PK already has at least 160 acres under lease already. He said that now PK wants to concentrate on leases in section only where PK may in the future become an operator. I also find out Monday what interest J-W has and what their lease terms will be.
Yes, instead of the "land grab", they are going to concentrate on the areas where they do not have to compete with each other for the leases. They were able to come in and obtain a headstart in some sections and now they seem to be wanting to "fill in the blanks" in the sections where they are already established. It is just the same way that all the other o/g companies usually do, it is like an unwritten code or something. If El Paso has started leasing an area, Winchester will shy away from there. Without the majority in the sections, the acreage won't do the o/g a lot of good right now. I do expect that things will change again, and probably not too far from now.
I will email you the sections and also the lease offers when I receive the info next week. If you want a J-W contact, I have the number for the guy that only handles 400 acres and up and I also have the contact info for the guy that handles smaller tracts. I left some comments on ShaleGeo's page about the horizontals that are now planned for the sections next to me.

The you are probably aware of, Carter Oil later became Standard Oil. The University of Texas-Austin has business related documents (audits, acquisitions, inventory, expense acct., etc.) for Standard Oil's history, dating back to the 50's. They and some of their neighbors DID NOT sign with Sunland when they drilled the shallow wells in 2005. Our friends did sign a lease in May of this year and are concerned because no one has applied to drill their area when there is drilling going on all around them

of Marshall. we recently found out that they leased from their elderly mother earlier this year for $ 200 per acre .Now they are back offering $5000 Iithe yper acre. The landmen talked to some members and they are trying to get everyone to sign by friday.They have gone as far as to show up on a family members job to try to make them sign. They really should be ashamed to come back to the same family after basically stealing the large acreage from their mom. Now they are trying to play hardball and tell them if they don't sign by friday the deal is off the table. I just want your take on Maverick land services.

You could get an attorney to handle it for 25% (I am guessing - based on the Q. Hood).
But why would you go with an unproven entity.
If not Mr. Davidson, I wouldn't deal with anyone else unless they are AV rated for Oil ang Gas.
But as always, just my humble opinion.
I'm using Mr. Davidson.
