Near Pond puts you on the western edge of the Wilkinson County potion of the TMS Play area.  There is no leasing underway that has been reported recently and all rigs have been gone from the play for months.  The occasional drilled well is being completed but the price of crude makes the TMS uneconomic at this point.  More specific information is not possible with such a general location dexcription.  If you can come up with the section-township-range location that might get you some additional information but probably not much at this point.

William, the solicitation policy does not prohibit activity in groups, just the Main Page.  The best means to conduct business in private and in line with site rules is to do so on members' personal pages.  Click my avatar (the picture to the left) and it will take you to my page.  Since many members post specific, personal information on my page it is set to private.  You can send me a "friend" request and when accepted have access to my page.  I have my page set so that you will not see the information of others, and no one else can see yours.  You can communicate with other members in this way but your information may not be protected if that member's page is not set up to be secure..

I understand and agree that this site should not be used to solicit business or make offers on any vested interests owned by any members of this site.  However, in the absence of actual names I think it would be prudent to have the option to provide contact info so such activities can take place in private.  I state this in contemplation of divesting certain interests I currently own.  Any suggestions or alternatives available to this "New Shaler"  will be welcomed by me.

Steve I completely agree with you!  You can always sell part of all as "producing royalty" once the official test results are made public and get a much better price/acre.

$2500 is not the right price for me for the following reason - they  already built a well pad 1900 feet from my back door before the offer was tendered. If a well is drilled and it is an average well with a typical decline rate, the royalty income should exceed their net offer (after taxes) within 6 mos. If they eventually put a well on the proposed 150 acre spacing, the royalty income could be +30 times their offer. Now if I had 1000 acres, I might sell some portion,but not more than 50% at $2500, but I only have 16 acres. Every landowner has to weigh the odds and accept or decline offers the feel comfortable with. You may make a bad decision or you may make a good one - that will depend on whether or not you get a well(s) or not. I am an optimist and the amount of their offer wouldn't change my life in any significant way, but several wells might, every person's situation is different. I still have 2 weddings to pay for.

If they offer me $2,500.00/acre I will roll out the red carpet and giftwrap the royalty with a big red bow on top of the package.  Everything is for sale for the right  price and nobody ever went broke taking a profit.

Steve, the likely difference in the amount of the offers is that neither Lake Placid or Permian Basin Acquisition Fund performed any stringent due diligence that would allow them to calculate a fair market offer based on the specifics of your location and lease terms.  Both offers are meant to identify interested sellers so that the companies can negotiate to see what amount would be required to close a sale.
