Harvey. This Samson landman is not being honest with you. He dang well knew there was a Haynseville Shale well on your property. Here is my suggestion. Call Samson Contour and tell them you will not deal with this landman from now on. And if the next one they send isn't up front and honest, then don't bother sending any more. When the next one shows up, give him the list of additional lease clauses that you require and tell him he has 48 hours to make his best offer. Don't go overboard on the lease language. A vertical and a horizontal Pugh clause, a no cost royalty clause and whatever you think you need in the way of a surface damage clause should be enough. You can find examples of the language used for these clauses on the site. If they do not accept the lease language and/or their bonus offer is not to your liking, tell them you will wait until the well is completed. And they can come back and see you once the completion results are posted on SONRIS. I always hesitate to tell folks what is the "going rate" for bonuses in their area as it varies quite a bit. I'll just say that you should get an amount per acre greater than what they have offered to date. These guys burn my patooty. Good Luck.

Harvey. Samson Contour has Haynesville Drilling & Production Units in Sections 27,28, 33 & 34. They have a well permitted in Section 27 and one drilling in your section. It is the Hall 34 H, Serial #239461 and the drilling started March 21. Please keep in mind that you can lease at any time. Even after the well is completed. I suggest you learn how to look your well up on SONRIS and follow it's progress. I would expect that Samson will make their best lease offer just before the well is completed. You are in the driver's seat here. Be deliberate and informed. Good Luck.

Harvey. No apology necessary. I sit here at this computer each day for eight or more hours doing land work. It's nice to take a break now and then. Can you tell what township your Section 34 3.8 acres is in? Since Samson doesn't drill many wells, I have to ask, are the wells in adjacent sections you mention Haynesville wells? Samson's landman is pulling your leg for lack of a politer term. Haynesville Shale wells decline quickly but continue to product for a couple of decades at least. And each section will get 6 to 8 wells over time. If he is talking about a Haynesville well, it sure should not take two or three years to pay out. There is a discussion currently on the main page concerning this very topic. $3,000/acre is not a bad lease bonus offer. You could wait awhile and probably get more but your relatively small tract probably will not bring more than approximately $5-6,000. Before you do anything, send me your township information and let me look around in your vicinity to see what Samson is up to.
