We have received 2 letters from the law firm Liskow&Lewis and a survey phone call from Encana about a proposed well at S26,T9N,R12W.  I am trying to find out if others in our area have actually talked to company reps about leases and if so, what the offers have been.  Also, can anyone tell me an estimate of the amount of time it takes from final approval in Baton Rouge to actual offers of lease agreements?

Cara, I believe that is a very fair offer for the bonus and royalty. The bonus level is near the maximum companies seem to be willing to offer and would not anticipate any significant increase in that level.

You could consider going unleased but would not receive the upfront payment of ~ $30,000. Your decision probably would not cause any problems for your neighbors so it should be based on what is best for your situation.
Cara, les is right own. I'm hearing rumors of 6500 but can,t confirm them, so for right now 6000 seems to be about tops. Old bird in the hand theory.

One more factoid... I know of a landowner in Southern DeSoto Parish, who owns 5 acres. He just received an offer to lease for $7,500 and 25%. I was told he was going to decline it. I don't know if he did, or not, and whether the offer was increased. I'll try to find out.

I know of recent offers at and above $10k. However, they were for tracts larger than 5 acres (more like 100 acres). The closest one to you was in southeastern DeSoto Parish. You should be aware that EnCana just showed results from a Haynesville well in North-Central Sabine Parish with an IP of 17,000 Mcfe/day. This is an excellent well. And in northern Sabine Parish, you have both the Haynesville and Mid-Bossier Shale that will produce.

Thanks for the info you shared. We are not far as the crow flies from the well drilled next to Hwy. 171 in Noble. I heard it was a very good well. Please keep me informed if you hear more about new offers.
Update-we got a call back today and PetroHawk has decided to 'back off this section' for now. I have to wonder if my posting here was a problem. We were told this happens all of the time, but I have doubts.

All is not lost. In fact, it is far from lost. You just have to be patient. Maybe in the next few months some really good wells will be reported in your area, and gas prices will rise. Both of these would lead to higher lease bonus prices. Patience is the name of the game.
Thanks for reassurance, Henry! I do know that it takes time and we can wait. It has already occured to me that when this area proves to be as productive as others have been, that the price will go up. This section is 'made' and ready for an interested party, which is also in our favor right now. Acceptance of the way things are is another virtue to practice, along with patience, during a time like this. ;)
