OK, I know we've done this one already in the East Texas group, but I thought I'd try again. Whole new thread, and easier for us out of staters to follow since we aren't so familiar with the area in Shelby County. Anyone want to share a verified (not rumor) lease offer IN SHELBY COUNTY? Please include the date of your offer as well. We are still trying to figure out what the going rate is, though it really does appear to vary according to the circumstances. I'll start with the first answer!

Our family has leases throughout San Augustine and Shelby counties in and around Shelbyville-Hurstown-Neuville, with most of the bonus checks being based on $3400 per mineral acre and 25% with three year leases. On Friday 10/10/08, one of the companies out there offered to lease ALL of our remaining holdings at a higher rate per mineral acre and 25% on a two year lease, as well as expressing the desire to lease any and all holdings in the area that are at current contract end or expired. They stated that all payments will be in the form of bank check and not drafts. Part of the agreement is that we not disclose the interested party, but they are still leasing out there and paying some pretty decent dollars to do it.

Don't you find all this confusing? It would seem that the difference in prices is what is fueling a hold out. This can't be to the oil company's benefit, can it? Do they think we won't check out what is going on in the area? I've done nothing but read for days on oil and oil leases in Shelby county. Frankly this web site has given me more insight than a lot of printed material on the subject. And yes, no bank drafts... Please keep giving us information!!!! We out-of-towners are at a disadvantage.
Just incase anyone thinks Cpk will not have anymore money to spend in the near future. I thought I would post this little clip from their october 10th press release along with the link it came from.
