I Inherited mineral rights on land in Miller County Arkansas and as soon as I had the will probated, I received a call from an oil man wanting to lease. He is offering 1/6 royalties and 150 an acre and I am wondering if that is an average price?

Melisa, This is question which no one can answer w/out info as to legal description of your property. There are lots of good discussions posted by many people. I suggest your first homework assignment should be for you to read as much as you can. There is, in my opnion lots of good advice and some not so good. I always tell people that there mineral lease may very well be the most valuable and important document they will ever sign. It can remain effective through several generations and you only get one chance to get it right.. The lease terms you have been offered do not look at all enticing to me, but you will have to decide that for yourself. Avail yourself of this site. There is lots of good info here, as well as some which I do not consider to be so good.

I have no idea where Miller County is, but I would not lease for $150 and 1/6 if it was on Mars!

That's up in the Texarkana, Arkansas area.  And i agree with you 110%.  jhh

Talk to nearby people.  See if they are getting offers, and what the offers are.  Find out if there is already any drilling going on in your area, what the formations are, and if the wells are any good.  You are sharp enough to ask questions before blindly signing a lease.  Continue asking questions and learning, before you make any decision to sign something.  Aubrey Sanders is right -- a lease can run for many generations.  Look at both the near-term and long-term possibilities.

Melissa, May I suggest that you join the Smackover/Brown/Dense site. You will get more feedback by far and I think  posting to that site is most appropriate.
