We have property in extreme NE Bossier Parish, TS23, that borders Lafayette county and we are getting some lease offers. This property was continually leased for many years but the past 2 or 3 years it has went unleased. Samson Contour has made the latest offer but I don't know a lot about this company. The land man says they want to drill for natural gas in the Cotton Valley. I would love to get some input and some comments and advice from all the folks on here that are much more knowledgeable than I am. The lease from Samson seems to be the best offer and sounds about right for this area which is unproven aside from some Pettit oil producers in the area. This offer has been around awhile. There is nothing wrong in principle with an option to lease agreement. It depends on the lease terms. When mineral owners are the driving force behind the option agreement, the terms are usually good and slightly better than current top offers. When the option to lease offer is from a speculator, or in this case speculators, it's usually slightly to definitely below the average current offers. Treat it just as you would a lease. If the terms don't suit you, turn it down.
Razorback, What company did the landman represent or did he mention who the operator is?
A lot of new "land" related businesses popped up in the months after the public announcement of the Haynesville Shale.

Same company contacted me in November. 23N 12W. Have not signed anything yet.
Same company (JB Land Services) is in contact with me for my land in 23N 13W. Lease is only for minerals below the Rodessa base, excludes everything above. Hasn't identified the operator but states they are planning horizontal drilling.
Anyone have a feel for liklihood of leasing the depths above Rodessa Base?
We have been contacted by JBL LLLLLand Co (a subsidary of
Red River) who is leasing for Petrohawk. They offered $250 Lease Bonus & 25%.
Oliver, when you say JBL is a subsidiary of Red River, what Red River are you referring to? Do you know the full name of the company?
Oliver, we recently leased with JBL. Our land is in sections 18,19,35, and 36/23N,12W. They would not disclose the operater. Looks like it must be Petrohawk, judging by your posts. Thanks for your info. Dave
My family has recently received an offer with JBL. Same here, they wouldn't disclose the operator. Best offer so far is 300/acre with 22.5%. This is located 17-23N-12W. The Exhibit A contained several provisions. I am considering taking the lease agreement to an attorney to look over before we sign. Any advice is appreciated.
