I am new to all of this. Live in Texas, but family owns 20 acres in the Pleasant Hill/Many area of LA.....Sec 7-9N-11W. Originally contacted by Audubon Oil/Gas (working for Shell) offering $250/acre in April, but is now up to $12,500/acre as of a couple of months ago. I told the landman we would accept the offer but wanted to have an attorney review the lease. We sent our revisions to the lease back to the landman over a month ago and it's like she's dropped off the face of the earth. Can't seem to get a valid update as to where we are at on getting the lease signed. Now I'm hearing rumors that Shell is pulling out of the area. Any truth to that?? Is the offer we've received commensurate with what others are seeing?

Yes, I heard from a landman from Shreveport yesterday. He said that T10N R10W would have plenty of activity in the spring. Several players will be determine just how much. Anything specific, I'll post

Was it the same landman that offered you 7,200? Just curious if he came back. I'm not surprised about plenty of activity in the Spring. I wish I had the recent article I told you about....it stated the oil companies would be hustling to acquire leases before the new administration in Washington started imposing new/additional environmental safety regulations.... the oil companies want to avoid paying more $$$ meeting new regulations.

First of all, the attorney did not put the deal together. They had nothing to do with it at the time the offer was made. And XTO would not talk long before the attorney was contacted. I called XTO about the offer and her name is Donna Mullins. So I think you need to get your facts straight. There used to be a time when a person was as good as his word, or hand shake.

In this play, it's turning out that some of these companies are not even as good as their signature. You are not alone. Look at the thousands that Chesapeake has backed out of agreements with. They are just hoping that people won't take them to court for this fraud.

About the same time you made your deal, a friend of mine in the same area made a deal also. Some time passed and he asked me to look into the deal for him and see what the problem could be because he had not been paid. What I found in that particular situation was that the people he had signed with were trying to flip the deal to the highest bidder for a profit and had no takers.
XTO was the only company that had made a offer on this property. So the group accepted this offer. Had they known that they would pull out, they would have gone in some other direction. Guess you never know. We leased our property in Sabine for $12,500.00 a acre thru Chesapeake, and had no problem. They did however start the offer at $4,000.00. I am just trying to look out for my 82 year old mother. I feel for the people that were holding drafts that were no good from Chesapeake. Just hope none spent their money before they received it.
