LANDMAN JUST STOPPED BY ABOUT 30 MINUTES AGO (CADDO 19-15-36)

TWIN CITIES DEVELOPMENT LANDMAN STOPPED BY ABOUT 30 MINUTES AGO. WANTED TO DISCUSS LEASING OUR LAND. I TOLD HIM I THOUGHT ALL LEASING HAD COME TO A HALT. HE SAID NO THEY WERE INTERESTED IN OUR AREA BUT LEASE BONUSES WERE WAY DOWN. HE OFFERED $2,000 AND 25%. I ASKED HIM ABOUT THE LETTER WE RECEIVED FROM SAMSON CONTOUR ABOUT THE REDEFINITON APPLICATION. I ASKED IF HE REPRESENTED THEM. HE DID'NT SEEM TO LIKE THIS VERY MUCH AND SAID THAT HE WASN'T SURE WHY SAMSON WOULD APPLY FOR THAT WHEN CHESAPEAKE ALREADY HAD 70% OF THAT LAND LEASED. WE THOUGHT WE WERE IN 19-15-36 ACCORDING TO PROPERTY TAX INFO BUT HE SAID WHEN HE PULLED OUR DEED WE ARE ACTUALLY IN 18-15-01 SOME TYPE OF GLITCH AT THE COURTHOUSE. ANY THOUGHTS...

There you go again, KB, talking about something you have zero knowlege about. I am not now , nor have I ever solicited business on this web site. I don't even recall exactly why Haynesville sent me that no solicitation email. As I remember, I was responding to someone who had sent a solicitation to me.

Take a break, guys. Help me out, huh? I posted my second blog this afternoon and have no comments. It may have been overlooked in the midst of this spirited back and forth. But then again, maybe those who have read it, don't have any comments. Horrors. Be forewarned that it contains no invective or controversy. Just a little background on the origin of the HS play. How are your comments helpful to the newcomer?
My initial comment was in response to Buck's statement that "Twin Cities would resell Mom's lease at a profit" which was clearly misinformation and KB replied "well said " to Buck's misinformation as though he spoke the truth. How is that helpful to Mom's efforts to sell a fair lease at a fair price? Of course I would suggest that Mom get anything from a landman, whether he be with Twin Cities or not, in writing. I just happen to think that Jim's approach is much the better one.

The fact that someone has been approched is good. Just make a good lease.

Its not all about bonus!!!!....Get the terms you want....If it costs you up front, so what.
It is about the long run. A gas well may produce for decades.

Ever heard of the saying, "don't mess with the people who handle your food." ???

Same goes for the landmen..."don't mess with the people who handle your lease"
be nice to them. If they like you they may fight for you back at corporate. Make them mad, and you will get no where.

It's like buying a car. The salesman is just the front guy. He can't make the deal until his boss says go ahead.
