OK, I know we've done this one already in the East Texas group, but I thought I'd try again. Whole new thread, and easier for us out of staters to follow since we aren't so familiar with the area in Shelby County. Anyone want to share a verified (not rumor) lease offer IN SHELBY COUNTY? Please include the date of your offer as well. We are still trying to figure out what the going rate is, though it really does appear to vary according to the circumstances. I'll start with the first answer!

do you know what kind of prices have been offered in the Mt. Herman area. Are most of the leases for 3 year terms?
I can only speak for myself but it has ranged from 2,000 to 5,000 per acre with 25% royalty for a three year lease. Maybe some others will chime in with what they have been offered.
Chesapeake offered me 3500 with a three year lease. Didn't know if this was good or not. They didn't seem to want to go higher. Maybe I'll wait.

this is exactly what this co. was planning, they have backed out on all leases after 6 weeks of waiting - DO NOT SIGN with this company if you want any $, their bank drafts are coming back unpaid!

Poor choice!
i talked to a company working for petrohawk and got offered 600.00 an acre, he was trying to give me a check before i walked out the door. this company has set up a temporary office in center behind the jailhouse. just startin to talk to different land guys and educating myself i am real interested in the area of 1645 and 2026 if anyone has any good info for this area.
Please let me know if you hear anything. I am also interested in what's going on in the area of 1645 and 2026. Someone mentioned on the East Texas site that they had an offer of $7500 an acre.
one of the landmen from chesepeake said they were not interested in this area of 1645 and 2026, that was on 8-14.
