compressor site value....$200 per rod for pipe line...still good????

what kind of money may possiably be extracted from the o & g companies for a compressor site????...........is $200 per rod a
reasonable charge for a 30 foot piple line easement????....

$200/rod is a huge amount in my 34 yrs of experience. I'm stunned any company would pay anything near that amt. You must own a very unique and specificly important piece of land. Numbers I am familiar with in OK and Tx are on the order of $18 to $30/rod. Good luck.

Are you sure you don't mean $18 - $30 per foot.

$200 seems to be the opening bid for road or pipeline r/w at present.

Some of us that took low bids for leases are not to impressed by opening bids.
Are you sure thats $200 a rod? That is about 10 times of any right of way offer I've heard . Make sure they clean up the mess.
Having driven by a compressor sight, other questions come to mind. Will it adversely affect the future marketability of your home? What about the noise? Will you have to worry about people dumping trash, hunting, riding off road vehicles, etc? You will have to decide for yourself if you want it there or not.

When I sell property, right of way is included at the customary forty foot width. Not a landman, might have been had I had a heads up before this feeding frenzy, though. I thought of buying water rights a few years ago .
In SW Caddo they are offering $225-$250 for a 50 ft ROW - this is for two 12 inch pipes. So I would think that $200 on a 30 ft ROW is a decent price. Good Luck!
Make a list, of every product you use that comes from hydrocarbons and you'll see why they make so much money. And why maybe they ought to be here. Unless you are one of those people who doesn't use/need/want modern comforts.
I saw a video about pipe line ROWs and the guy said to get two checks from the company. One for 10% for the ROW and another for 90% for damages. He said damage money is tax free!
Not necessarily - damages are treated as capital gains. So if you have a basis of $2,000 an acre on your land and get damages of $2,000 an acre then it would not be taxable. But, if you have a basis of $2,000 an acre and get $5,000 an acre in damages then the $3,000 an acre would be taxed as a capital gain.
What was the video that you saw?
This was a very good video for someone that is under negotiations for a pipeline. I still wonder about his idea about zero taxes for damages - I think he left out some facts. I don't think it would be non-taxable in every case. I also wonder what form the O&G companies report this to the IRS - that has a bearing on what you can or can not do on your tax return.
